Widespread misconception that an aging or declining population will make housing cheaper. Why would it? We actually have sufficient housing, even if the size and quality could be better (it always could be better), and we know this from the simple fact that homelessness is rare. The issue is wealth inequality, who owns the houses, and why should this improve if the population declines? Furthermore, depopulation follows a pattern where rural areas are abandoned while cities maintain large or growing populations, so we wouldn't actually develop a surplus of housing where it's needed. And even then, we know rural house prices are still going up even as villages and hamlets become ghost towns. The idea of house prices suddenly getting better because the population collapses is a massive, massive cope.

I can't speak for Europe but Australia is being jeeted on purpose to keep property prices inflated. When they all got kicked out during Covid there was an immediate dip in sticker prices and (!!!) rent. I'm anything but a market liberal who lives and dies by supply, but landlords have to sell to somebody, and I've already lived through proof that a smaller population = more leverage.

You raise a fair point with urbanisation shrinking the overall housing stock anyway, but that also doesn't apply to Australia where you're already only allowed to live in one of three cities.
