Land clearing, foundation, septic, power, framing, roofing, painting, plumbing, electric, permits for literally everything, contractors for anything you can't do yourself, housing while it's being built. If I own an investment property and I sell it I have to pay capital gains on any of the money that I don't stick back into another property. But, I can mortgage the property, take out all the equity, pay no capital gains, because it's a loan and I didn't actually realize any gains, just leveraged them, then I can spend the money on whatever the fuck I want. Go, buy another house, whatever blow it.

Rent is directly related to the amount a house can be leveraged for. The bank will base the loan amount for an investment property based off of the comparable rentals in the area.

The only time you will need a license is if you're dealing with a bank. Get some building plans, apply for the permits, then Google how to do whatever the plans say. If you have any questions, call the building department, go down there and bug them. That's their fucking job. It's not rocket science. You will can probably do a better job as a novice, trying your best because it's yours, than professional builders doing it as cheap and as quick as they can, can do it.

I've made the math, it's the same, renting or buying cost the same. The rent is exactly the same amount as the interest I would have to pay. I would also be able to buy exactly the same surface (but not in the same neighborhood) that I'm currently renting, nothing bigger than 2 room (1 bedroom). You have to have a building permit. In most places, not big cities, you do not need to be a licensed builder to get a building permit. So, you as just a regular person can get a permit to build yourself a house. You still have to pass all the same planing and inspection process, but you can do it yourself.

If you are getting a loan from a bank to build the house, then they will most likely want you to have a licensed builder.

There are several "rules of thumb" that have been totally broken.
Here are some of them:

Above 1% == better to buy, below 1% == better to rent.
This is an ancient rule of thumb that has been totally busted for some time now, with actual rents being closer to 0.5% normally.
