Oh no! The Fed rate cut has not improved the housing market at all. There are fewer purchase applications, but more home owners refinancing. This means that owners can hold out longer and hold prices higher.

probably go for years without any issues and you can upgrade a piece at a time. hell, if its just you and wife with maybe a kid or two, you can just live in the downstairs for a few years during the winter if its too cold. we close off a couple upstairs rooms to save on wood heating.

I can tell you right now that house is going to need a new roof and I can see water damage on the floor. 30k though... probably could get a roof on there for another 20k-50k depending on if you want a metal roof. looking through the photos on zillow id say the roof looks pretty good. im not seeing the usual signs of shingles reach the end of their life and lifting up etc. seems there was some water damage at one point but the ceilings above those areas looks new. really doesn't look too extensive a project, though the siding on that one back side does look pretty shitty. you'd have to see what the actual material is like because peeling paint can look like hell even if things are ok underneath. the right color vinyl siding wouldnt be all that pricey and would last forever.

this is probably a foreclosure, when a lender lists a house, they use what’s called an asset manager. The asset manager then hires a local realtor to manage the listing.

Offers are typically limited to owner occupants first for 30 days, but when you make an offer, the lender always replies with a request for “Highest and Best”.

This is how the lender gets around auction requirements for a better payout, so then you make a blind offer for the house after your initial offer along with everyone else that wants it, and whoever has the highest number and best terms (ie cash and no inspection) then you win.

I’ve seen tons of $30k houses get up to $130k
