This 100% does happen, prices fell during covid, sometimes 30-40% and the recover took 6 months. Then the market shot straight up for 2 years and since mid 2022, prices have gone nowhere while inflation still exists. Accounting for inflation, rents are absolutely down in the US. And many averages don't capture peaks and troughs, so the 2022 peak isn't accurate, nor are the dips fully accounted for in 2024/2025. On top of this, in places like florida, insurance has quadrupled, taxes have gone up, yet rents go nowhere. Many landlords are now underwater if they bought during the 2021-2023 craze.
