Trump and Witkoff are right that Ukraine should take a land swap deal to end the war. 78% of Donetsk oblast is in Russian control and Ukraine controls less than 6,000 km2 of it. Russia captures 2% of the oblast per month meaning that in 11 months they will push Ukraine out anyways. If Ukraine cuts a deal on Donetsk now they can get back 2,000 to 3,000 km2 from Kharkiv, Dnipro, Sumy, and Zaporizhzhia oblasts with the Zaporizhzhia Nuclear Power Plant included.

It's too risky for Russia to leave Ukraine with the ability to rebuild its military. Russia should just continue, even if it takes them many years.
