I can't speak for anyone else's situation, but this guy basically has a second job dealing with even this relatively small number of properties. He barely makes any profit on good months, and that has to go into saving for the bad months (or years) when the rent doesn't cover the cost of mortgage + maintenance + whatever else.The profit he's making on these properties is really all twenty years down the road when inflation does the work for him and he can sell them all off. Being a small-time landlord is mostly keeping your head above water until you can stop being a landlord.
