Property is the worst investment because it is not liquid. Do not fall fo jewish /pol/ psyop to convince you to buy real estate.
My dad bought a 40-room motel in Texas during COVID, around 2021, for about 2.5 million USD. It seemed cheap, though I am not sure what the average market price was at that time. Today, I would guess it would cost 5 to 8 million USD under normal conditions.

It turned out to be a disaster. A few months later, a hurricane hit the nearby area. There were almost no customers for months, fewer than ten at a time. We ended up spending more on maintenance and staff than we earned.
If my father had invested that money in gold or even an S&P 500 ETF, it would likely have doubled by now, plus we would have earned dividends, without worrying about natural disasters or ongoing maintenance.

Property only makes sense if you can buy it for about 35 percent of its real value. Otherwise, it is a terrible investment. Most real estate prices are heavily marked up.
