In those little contracts you never read there is a tiny little printed thing that states there is a penalty for paying off the loan early and the fee is typically a % if not full on the interest amount. You see this a lot with car loans too if you bothered to buy one.

So sure, you can do a 50 year, pay it off in 10, and then they will hold your deed until you pay off the early pay off penalty that was the interest they was going to generate off your stupid ass.

That claim about prepayment penalties being the full interest amount is wildly inaccurate and based on outdated or niche contract rules.

The truth is, while prepayment penalties are real, they are not the norm for the vast majority of conventional, FHA, or VA home loans in the U.S. today. Most modern mortgages allow you to pay them off early without any fee.

For the mortgages that do have a penalty (often called a Qualified Mortgage), federal law strictly limits it:

It can only apply during the first three years of the loan.

The maximum fee is capped, typically at 2% or 1% of the remaining balance, depending on the year. It's never the full 15 or 30 years of future interest.

Furthermore, making extra payments toward the principal throughout the year (the common way to pay a 30-year loan off in 10) usually does not trigger the penalty. The penalty is generally only an issue if you sell the house or refinance the loan within those first few years.

So, you can absolutely pay off your house early and save significant money without losing the entire interest amount in a penalty fee. That's simply misinformation.
