We're basically already there with boomers constantly refinancing and taking out home equity loans. This just makes it more obvious.

fixed rate 50 year is actually not crazier than variable rate mortgages. it blew my mind learning that variable rates are standard in most of the world. Even with a fixed rate mortgage you have to deal with property tax and insurance steadily going up, i can't imagine my payment suddenly shooting up 25% overnight. And knowing it happened to everyone in my country, and now everyone is stuck holding the bag on a house they cant afford, trying to panic sell before they go bankrupt.

people shit talk 30 year mortgages but they make sense if you assume people can afford a 20% downpayment by 30, then work until their mid 60s. If everything goes well you pay off your house a few years before retirement. Issue is a mix of zoning and urban growth regulation pushed by boomers trying to pump their real estate bags artificially suppressed the supply. that and dumbasses treating real estate as an investment. even with all of these kikes pushing pro real estate-investment bullshit my parents house is only up about 280% inflation adjusted value in 40 years. S&P 500 has gone up like 5,000% in that time.

you're letting a landcuck deal with all of the problems and hold all of the liability bags. Owning a home as an investment is financial cuckoldry. But at the same time its important that dumb people are able to enter the housing market because its a good store of wealth for dumb people, since its much harder to liquidate on a whim.
