The best bet has always been to get a 30 year mortgage and pay it off early. 50 year mortgages lower monthly payments by about 10% but increase total interest by about 300%.

About 75% of borrowers pay off their 30 year loans early. The idea is to keep monthly payments low if need be, such as during financial struggles, but manageable otherwise.

50 year mortgages and no credit score loans will cause the housing market to collapse.

Much better to offer a deferred principal loan and pay interest only for 10 years with the current housing market

The 50 year mortgage is not expected to actually be paid for 50 years, you are expected to sell in the future and get positive equity and pay off the mortgage when you move.

50 year mortgage also swings low even more when interest rates get lower, but I'm not sure lenders will take the risk and give out low interest 50 year loans, there will probably be a price premium for such long mortgages.

Unfortunately, the end result is that this will raise home prices, people only care about monthly mortgage payments, this allows people to have more principle on their mortgage.
