I bought this in the upper peninsula of Michigan in 2019 for only 11K. I had to put a roof on it. Its was nasty. I fixed a lot of shit and cleaned it up. Its cozy now. Still needs a lot of work. If you don't need a high roller job, a rural house is the way to go. Keep your expenses down, don't have a jumbo 100K tard truck.

I went to jobs.usps.com and there is one job for a mail carrier, an hour away from Cope, so you're just lying now. The entire county has a population of only 4,800. Honestly though I was thinking about this one, but as a rental. 25k downpayment and a few thousand closing, having the building for less than 30k and renting it out for 1,200-1,300 a month, my money back in 30 months basically and in the green after that.

In the US most houses have shitty shallow foundational slabs rather than strong individual footings, so even if you want to make a second-store it will be structurally impossible without doing perimeter columns with their own footings because the slabs are calculated to withstand shitty low-weight wood beams and paper walls.
