It is to get around any rent control laws and allow swift eviction.Basicly there is restrictions on how much a landlord can raise the rent. But if the renter is removed they are no longer raising the rent on a tenant, just setting a new rental price on a vacant location.A year locks them into an agreement and price. A month lets them not renew and raise the rent any month.They cannot wait to raise prices as soon as the market gets more expensive.
