The missing piece of the puzzle is Airbnb. Airbnb and similar services have completely fucked us, to the point that we are going to have to make them outright illegal in order to fix anything.

The problem works like this: you have an apartment or a house that you are not currently living in. Maybe you are a landlord with a bunch of properties, maybe you are a regular middle class dude who moved into a new place.

In the past, you had two options: sell the house/apartment, or rent it. Both make the home available to someone else to live in as a residence, just under different terms (buy it outright or rent it).
But Airbnb and other so called 'short term rentals' change the math. Now you are making money off of your old apartment or second house or whatever, but its not a RESIDENCE. Its a glorified hotel room that you price such that as long as you have it booked for 2 weekends a month you're breaking even, and more than that is pure profit. This allows you to make MORE money than renting it long term, and is an attractive enough source of income that it encourages people to do airbnb instead of selling it.

Every home that becomes an Airbnb is effectively removed from the housing market. Perfectly good homes and apartments that people would have been living in, now left empty because their owners make more money from only letting people stay there for a few days at a time. A rough estimate of active airbnb listings in the US puts it at about 2 million and growing. Thats 2 million homes eaten up by being turned into hotels, and with a visible market pressure to turn MORE homes into airbnb instead of letting people buy or rent them to live in. This also raises rent and home prices overall, both by restricting the market and by "forcing" landlords to charge more for rent to make it "worth it" compared to the more attractive Airbnb option.
