What's hilarious is, they already offer these interest rates. The moment you stop paying, they offer 'financial relief" in the form of lower interest rates and a payment plan. Unironically it's right at 10%.

High rates exist for a reason.
You can't just make a law that sets the mortgage rate at 3% and expect it to stick.

Why not? Money lenders don't have to lend money, fixed rates place the risk on the only people getting rewarded in the act, as it should be. If the potential lendee is high risk don't give them money, and if you do and they can't pay you lost the gamble.
