Now let's say you're a fast food franchisee. Pic related is a non-starter because it has to be torn down and completely rebuilt so people don't mistake it for a McDonalds.
But oh hey, now McDonalds look like your pic. Now the renovations I have to do are much less, meaning I have to invest less cash into opening my business freeing that money up to buy that land.

Completely redoing siding, removing and replacing all the windows, adding a bunch of custom extensions, completely redoing the roof on top of replacing signage and doing the interior costs more money than redoing some of the siding and doing signage and interior.

Wendy's, Taco Bell, Jersey Mike's, Torchy's Tacos, random non-franchise local restaurants. In the case of the latter, they usually won't even bother to replace the building's cladding. In the case of the former, now the upfront investment is still down from ~$2 million to essentially make an entirely new building (not counting anything else) to ~$500k for the total cost of signage, cladding and furnishing. It's basic economics anon.

99.9% of them are not in a prime spot. This isn't Europe where you live like sardines thanks to overpopulation. Land is cheap here outside of city centers and specific hot spots. That land will sell for $200k without a building on it, $1.5 million minimum if it does. It is absolutely not the asset. BTW that's very cheap for buying land with a building on it. In your example of a car dealership, you will pay more like $5-6 million for one out in the suburbs sitting on land that's worth $450k at best.
