If you look at "can't pay mortgage," it's not anywhere near as bad right now as during covid. Sure, a subset of people searching for "help with mortgage" do mean that they can't make the payments, but we can see that this is very highly correlated with "can't find house." There is still a shortage and low inventories in high-demand areas (near every single major city where the majority of people live), and prices in these areas have not come down. Interest rates are still high so "help with mortgage" is perfectly understandable in that context and I would argue is the dominant driver of that google trend.

Furthermore, the "can't sell house" searches have to be coming primarily from lower demand areas since the housing price index is STILL sloping upwards into new all time highs:

Wages are a problem mainly for people who are priced out of the housing market completely. Not saying that wages for like 95% of the country don't need to go up though. But as usual, the economy is a story of two separate worlds. For people who can sort of afford to buy a house, the biggest factor right now keeping prices locked in is the high interest rates. Lots of people aren't upgrading because they are sitting on locked in pre-covid rates. So lower to mid range homes (like under like 1.5 million lol) are simply not going on the market in large numbers.

The sort of good news is it's almost certain Trump's next Fed Chair will cut rates. He will be chosen based specifically on willingness to do that. Since you seem to be the only smart person here, I currently live in a shitty "starter" home in the slums of my small town I paid $50k for back in 2017 because my landlord was already starting to charge over $700 rent like a greedy kike and I just really wanted my own home. It's really complicated trying to predict what to do and I don't want to be on the hook for giving bad advice. But I'll tell you things I would be looking at. The main consideration outside of supply and demand is the mortgage rate. Any cut in rates should raise prices across the board in any area where people aren't totally trying to flee from. But if no one is really buying in your area already, then a rate cut isn't going to drive up your eventual selling price by much if anything. Especially if that rate cut is for an actual real recession. The same goes for where you are looking to buy, other than if it's a vacation home spot which will have a rich suburb market dynamic boosted further by rentals.

I would say in general, assuming still more buyers than sellers (even slightly) in both the area you are looking to sell in and where you are looking to buy... it's pretty much a wash because you can refinance any mortgage you get now to lower rates in the near future. You either sell for less now and buy for less in your new spot, or you sell for more after the rate cuts, and likewise buy for more. So if the market is still competitive where you are looking to buy, I would primarily base it on personal factors related to locking down your perfect house. (continued)

This changes a lot depending on whether demand is already dead or liable to die out in either the spot you are in or where you want to move to. So I would go ahead and talk to realtors in both areas and get them to spill the beans on what the inventory has been like and where it's been trending in both areas. They should be able to show you actual data from their MLS system and with that you can start making a much more informed decision. In a major city area you can get this info straight from the FRED site, but any hyper-local info requires MLS data.

Also, brainstorm this stuff with multiple AIs. If you run the same prompts through all of: chatgpt, gemini, grok (the worst) and claude you know can easily spot when one of them is making shit up. You might also consider looking into some of these picrel services that aggregate MLS data for non-realtors.

I was presuming a lot of equity, where you are actually getting a substantial amount of money in your pocket on the sale. If that's not the case, then it's almost certainly better to sell now, and take the temporarily higher rate in a new place that you will refinance as soon as there are rate cuts (multiple times if needed) and end up with a low mortgage on a lower selling price. You see why I was hesitant to start playing out scenarios, because there are a bunch of moving parts to consider all at once. So running your situation through multiple AIs and arming yourself with MLS data to feed into those AIs is about the best honest advice anyone could give you.
