This is being done in my city now. Every new development the first floor is shops and the above area is all living area. So now we have tons of really nice places to eat, shop, etc. and it's literally just below the area you live in. They're also making lots of big parks and community gardens too. This type of building is becoming more common in America because it's cheaper. They're not technically row houses because there's a small gap so you can still call them single-family homes (very important for lending/zoning) but it has most of the benefit of a row house in terms of reducing cost and getting more profit per square foot of land purchased.

And people put up with them because it's this or nothing, boomers already bought all the old small starter homes.

Nothing wrong with this. Suburbs are great as long as they're well designed and have homogenous residents. Wider streets, nature strips, big fences, big front and back yards, each house with a unique design and different coloured roof tiles, parks with playgrounds, places to walk and play with your pets, that's what makes a suburb good. The picture OP posted has none of these things which is why it looks so soulless. Australian suburbs particularly those built in the 1980s get it right. After that though they went downhill and gave up some of the above mentioned features. New suburbs closely resemble the one in OP. Soulless and not to mention full of migrants who don't know how to live in a suburb.

but you should be able to easily walk to a main commercial area with bakeries, stores, libraries, doctors offices, dentists, cafes, etc, etc. Should be able to walk to church on sunday. Your children should be able to walk/bike to school and the layout shouldn't be a bunch of stupid loops (which it is in much of america). it should ideally be pretty close to some sort of grid (the exact dimensions of the rectangles can be up to debate). should ideally have a good amount of greenery and be homogenous european and clean and high trust. slow speeds for cars. and people should be able to walk to the nearest commuter rail station into the city. it would be a good idea for that commuter rail station to also be in the central area of the suburban town next to the aforementioned commercial and social areas.

Why? There's nothing wrong with driving places. It doesn't take as long as the OP suggests it does. Two minute drive to school. Three minute drive to the shopping centre. Everything else is within a 10 minute drive. Because the blocks of land are big and the housing isn't so dense, there are less people, so the roads aren't very busy. When the street layout is well designed, kids can safely play in the street without fear of being hit by a car, like I used to when I was a kid. Maybe I'm a little biased since I've lived in suburbs all my life (apart from living in a city in China for a short while), but I've never liked the idea of living in a city. Sure everything's in walking distance, but it feels like you're just a bug. I don't think humans are meant to live like that to be honest.

What exactly is the benefit? Most of these communities have shops, parks, and amenities at the front gate and also live in freestanding housing instead of a highrise. The idea that these suburbs are a food desert is entirely a myth, most of them have restaurants and convenience stores and auto shops and walk-in doctors frothing at the mouth to pop up right outside the HOA borders to milk 2000+ rich boomers, and many of the newer communities are even putting company branded stores inside the gate.
