Toronto home prices down 24% — history suggests the correction may not be overGTA home prices are down more than 24% from their 2022 peak, but history suggests the correction could take years to fully play out.As explained by a recent post on X by Economic LongWave Research Group, that’s a deeper dive than the last major correction to hit the GTA housing market. That downturn saw prices drop 21.3% in the four years after their 1989 peak, but that was only the beginning. In fact, prices didn’t bottom until 1995, after falling 28.5%, and didn’t return to their 1989 levels (once adjusted for inflation) until 2011 — 22 years later.https://www.canadianmortgagetrends.com/2026/03/toronto-home-prices-down-24-history-suggests-the-correction-may-not-be-over/
>>532406720The great Toronto condo bustToronto’s housing market boom was in part driven by skyrocketing condo prices, which was in part driven by investors. That allowed first-time buyers to enter the market at a lower price point and sell their condo a few years later with enough profit to afford a down payment on a larger property.According to TRREB, condo prices have fallen from an average of nearly $800,000 in February of 2022 to just over $625,000 in February of 2026. Sales volumes have also plummeted from 2,772 units across the GTA in February of 2022 to just 1,088 units last month.

>>532409694>off-topic schizo ramblingAnon, I think you might need to refill your anti-psychotic prescriptions. Feel better soon, bud. Thanks for the bump.
Being from a shithole northern Ontario city that just shuttered 1000 workers from its largest employer, an average 1000 sq ft 3 bedroom 2 bath is roughly $330,000 built in the early 60s. 6-7 years ago that same home was $180,000. The real question is, why can't they build these "starter" homes again? Who needs a 1600 sq ft open concept shithole that cost $750,000? Build homes that are suitable to the area economically.
>>532411560it lowers property value. boomers own all propertyboomers want a comfortable retirementboomers biggest asset is their houseboomers need to jack the price up on their houses to enjoy retirement in their 4 bedroom houses.boomers then vote for no more houses being built to inflate their asset prices.boomers are fucking scum and should die.
>>532411744Youre ruled by brown rapistsGas yourself
>>532411803oof! sounds like I hit a boomers nerve.hope you get abused by jamal in the old folks home you piece of shit!
>>532411803you know what how about something better?I hope housing prices crash so fucking hard that I can hear you from canada being shot out of your house like the circus act where the guy shoots himself out of a cannon!
fuuuuuuuuuuuck yoouooooouououoououuuuuuuuu
>>532411560city planners and developers/speculators work hand in hand. The bigger the house, the higher the property tax and sales price. So large single family homes are built so close together that they are just detached townhouses to maximize taxes and sales. You'll see this in a lot of small Southern Ontario towns that now have a large shit hole commuter suburb attached to it. Paris, Arthur and Erin and really good examples of this. None of these houses are built well either and are often bought by investors to rent out at high prices to families of foreigners
>>532411560>The real question is, why can't they build these "starter" homes again? Who needs a 1600 sq ft open concept shithole that cost $750,000? Build homes that are suitable to the area economically.Excellent question. Apparently insufficient profit margin for the developers what with all the taxes, fees, cost of land, etc. The city can charge higher property taxes on bigger homes.
>>532413332What blows my mind is that companies continue to build these retarded homes and more often now, they sit unsold. They could go into an undeveloped neighborhood. Spring up 100 homes in a couple summers, and they would be sold instantly, especially if they were priced according to the area. They did it hear in the late 80s. And the homes back then were 1100-1400 sq ft.And, for taxes, I pay $3600 a year for property tax and my grandparents pay only $1000 more in their 1700 sq ft side split with a school 100 ft away. Not sure how that's fair considering my neighborhood has all the same cookie cutter homes. With no sidewalks and open drainage ditches.
>>532413950>you >always >have >to >take >boomers >needs >into >considerationhow are they gonna get an roi with new houses lowering the value of their homes!

>boomers and the silent generationSomewhat off-topic but I've always wondered why the silent generation (~1930-1945)gets a pass when they're the ones who started the rot.Meaner versions of the boomers.
>>532419124Born during the war or before it?Because I remember th generation that fought on the war were the nicest people to ever walk the earth.I was virtually raised by them and I love those guys but fucking despise their boomer kids.

People think we went from "the generation that survived the depression and won the war" to "the boomers" with nothing in between.
>>532408924boomers/genx are bad with money
Just tent
>>532406033None of this matters. It’s foreign money, assuming it’s just a bubble of Canadians is your first mistake. It’s literally the entire world and their money coming to the GTA and beyond. Not just some electrician working in Burlington.
>>532421743Your province is irrelevant
>>532411560sellers and buyers will always do what is most profitable. real estate agents are doing a very good job of convincing sellers everything is ok, so nobody is lowering their list price. but property values will always be tied to incomes, and wages have not increased
>>532406033Yeah and the population in Canada was 23 million people, and roughly 5.5m households. Today it’s 15m households and over 42m people. It’s called supply and demand.
>>532423815>None of this matters. It’s foreign money, assuming it’s just a bubble of Canadians is your first mistake. It’s literally the entire world and their money coming to the GTA and beyond. Not just some electrician working in BAre you sure?Key Aspects of the Prohibition (2023–2027)"Canada has extended its ban on foreign buyers purchasing residential real estate until January 1, 2027. This rule prohibits non-Canadians (non-citizens/non-permanent residents) from buying residential properties, particularly in metropolitan areas, aimed at increasing housing availability."
>>532413332Because you get boomers buying those in masse or boomers protesting against it (happened here). The housing market is starting to freeze in Spain because boomers rather close their extra properties now because muh squaters, but really it's not only that, it's the average young people being too fucking poor and millennials not having kids to satisfy the demand>But niggersSure, maybe 4 niggers can pay for a room, but the moment they become 8 niggers, why should they pay the 70 years old geezer when they can just steal the house? This is already happening here, at some point if you get too many invaders they will just take the property.
>>532424913He's not entirely wrong. Foreigners bought up a lot of real estate before this ban happened. There is still a lot of real estate in this country that sits empty year round, with no plan on the owners part to sell or even rent. Getting PR also seems to be a non-issue for wealthy investors.
>>532419124only a dumb cunt blames naive fools who were deceived by devils into slaughtering their brothers and sisters under a righteous veil.bet you also blame voters for the current state of Canada

>>532406033>buying a home so some jew banker can collect $3k a month from younaw, I'd rather buy corporate ETFs and work on my early retirement. Housing is trap in 2026, it's for people with nostalgia for a past that's never coming back (without TKD). Let the jamboys pay into this retarded shit, livable neighborhoods aren't a thing anymore and I'd rather buy a place somewhere warm like Vietnam or Thailand.
>>532424156>>532413950Regular people can’t get the homes they would have been able to buy 10 years ago. Theres a lot of inventory but people still can’t afford it. Most of the small towns and areas where people can actually maybe afford something with stuff under 600 have no jobs so everyone has to commute 2 hours and not everyone wants to do that.Builders seem to only stick to building either awful townhouse complexes or giant 5 bedroom detached home subdivisions made of plywood for 1mil+ so there isn’t enough actually affordable inventory being built. Average 3 bedroom 1500 sq ft homes are selling for way more money than first time buyers can afford so they can’t even get into the market in the first place.Rents have gotten so unaffordable that people can’t save to buy anymore unless they make like 150k a year and have a partner making the same.Average rent for a detached home is like atleast 1/3 more expensive than the cost of owning that same home with a mortgage and bills.I could go on.
Trifecta of excess supply coming May-August:-July 2026 is where peak refinancing will be taking place place. Everyone that took a 2% 5 year fixed in 2021 will be facing $2-900 in extra monthly servicing costs or be forced to downsize.-Population/student visas are down. Supply & demand is relatively in-elastic. Unlike steak, its really hard to find an alternative to being housed. The ol' "list it for the spring market" trope realtors use only works when there's buyers on the other side.-MLI select and other rental focused projects are coming to completion, many units will be available in markets where rent has already declined 10-20%.
The trunk of my car is like, exactly 6' wide so I'm going to make it into a trunk-tent.I want to get some mosquito netting, to make it almost like a pop-up trailer. but I'm not sure exactly how to do it yet.As for rain, I'm thinking just a basic large tarp over the back of the car.Who else is campin' this summer?
>>532435490kek - thanks for postingBut what do you do to stop some smartass coming along and slamming it shut on you?
>>532435587Honestly? hope for the best? This trunk doesn't even seem to have a safety pull thing to release the trunk latch.
>>532435899Yikes!
Meh, if you move you can buy a place is my final conclusion. You can buy a place anyway even in the GTA now. My rent is so low and are so prime I will invest instead, fuck dealing with contractors, showeling if you have yards... nope. Not now anyway, when I am old maybe I'll get a condo.
I live steps away from rhe lake, best City ever, no ghettos anywhere... the unit would cost 1m+ to buy, and my rent is fucking Hilarious! I pay under 650$ for a giant two bedroom apartment, lol. I've been there forever now.Ain't leaving anytime soon. Call the office, deals with leaks, repairs... no worries on my end. Underground parking. Not even a crashing market here would get me to get a place now, hell No.
>>532437724>my rent is fucking Hilarious! I pay under 650$ for a giant two bedroom apartment, lol. I've been there forever now.Yep. Rent control. Tenants aren't moving. Even if it means having to endure a three hour commute. Another reason why there are so few rentals, especially basement apartments.
>>532438553I work the next town over, never have to see a bad view or scene! Rolling down by the lakefront, enjoying the ride, plus, I don't work m-f so I save on gas too.I am going to go bat shit nuts stacking my retirement fund. :)No worries in sight. Thanks to low rent and many other things I have a giant emergency ssvings too.Super Greatful.Right now ownership is a burden, but it will be OK when I am close to retirement.Rent Control is Epic.
>>532424818Demand has cooled because the population isn't growing anymore, and the speculation bubble isn't speculating. What we have right now is a ton of people with huge mortgages that can't afford to sell at a big loss, and people that can't afford to buy at what are still inflated prices. One of those two things has to give first, but there's only so much money to buy with and that's pretty well tapped out. So expect prices to fall some more as the sellers that have no choice can't keep waiting.
