The landlord is naturally hate-able due to the smallness and pettiness of his spirit. There is a natural element of cruelty to his nature; if you have the money to buy a house, you could put that money in the stock market and make better returns with much greater ease than you could ever get out of renting a house. But the landlord prefers the method of torturing wagies for rent - because while a bank won't lend you $100k to go play in the stock market, they will lend you $100k to play slumlord, so the "rich" landlord doesn't even need to actually be rich. But the real profit is the emotional enrichment of writing little rules into the lease, and showing up to do inspections, and calling after rent, and maybe adding a little discount if the rent is paid "promptly," and ignoring calls when it's to fix something. They love being "dominant" over someone else and that's the real profit - if we can call it "dominant," since the only real threat is from Daddy Government. If it were down to the tenants and the landlord himself, that landlord would get ganked in a few days and the tenants would live for free.
