The usurious land/home valuation is one of the very worst things about this third world shithole anon
>>533160748
They aren’t selling rural land at all. No inventory. They’re keeping it forever I think. In my area only like 2 lots are even for sale, both for over a million dollars
>>
>>533160748
We’ve lost the art of the lowball
>>
>>533160748
Dont worry about it. The market will correct before too long. People act like this shit isn't cyclical and the natural process of sellers figuring out the market is dry.
>>

Hey how come the number was way better during Biden? I thought Biden was le bad?
>>

They're dying and need to pay for medical care and retirement homes.

There are millions of them about to experience this.

They will lower prices.

You are still too poor and dumb to afford one and will be stuck renting from me for life.
>>
>>533162068
Chuds think they'll be the ones with the homes in the end and not just landlords and banks or foreign buyers lol if house prices fall everything else is likely to as well and many of their jobs
>>

I own a city block... I'll be fine.

Houses are a sunk cost purchase, they shouldn't even be worth $100,000 cause you're going to spend a million on renovations over your lifetime just trying to keep the piece of shit from caving in on top of you, dealing with finicky HVAC problems, pests, yard care, stucco that looked picture perfect the day you bought the house but is cracking and peeling after a year cause the mexican realtors got this scam down to a science.
>>
>>533162068
banks and foreign investors will buy them all. soon Americans will only rent, this was how it was always ment to be after we transitioned to a "service economy".
>>
>>533161322
that's because bill gates and blackrock already own all the rural land
and yeah they are keeping it
>>
>>533162292
Yes you will, the people you were talking about thinking they'd benefit won't. Reading comprehension.
>>
>>533160748
They aren't desperate. Just hold.

For example, I want to sell my silver. But I won't sell for less than $10000 a gram. I'm not in a rush.
>>
>>533162454
buy now pay later economics of long term mortgages with at or below inflation created a generation of "investors" since you can be broke but have an llc buy 25 homes.
>>
>>533160748
The solution is simple, just burn them down.
>>
>>533162670
Rooftop maintenance or replacing is expensive af, fencing is another high cost and some drunk dipshit will just wreck into it at 2 in the morning and disappear so get used to paying to replace that every couple years too. Oh wow this house has such a pretty tree in it's front yard! Oh wait it has roots that eventually come up and tear the fuck out of your driveway and if you just shrug it off it will eventually just fall on your car or your house. Removing a tree is expensive.
>>
We should take a page out of Mao's book and purge all the olds. Boomers are the cancer of society, the Jewish golem personified. They were molded by the post WWII Jewish propaganda to be the ideal Jewish puppet, the "one dimensional man" as outlined by Jewish marxist Marcuse.
>>
>>533160748
I just closed on a house for 95k, Midwest. It's kind of a shithole but it's a roof over my head
>>
>>533160748
Don't worry, their friend Trump will do anything to prevent Boomers from having to lower their price.
Lower mortgage rates, allow 50-year mortgages, make banks print trillions to buy it up... anything but allowing the young to have access to affordable housing.

Après moi, le deluge.
>>
>>533160748
There are 10 houses for sale in my town of 10,000 homes.

Where is this inventory? Podunk?
>>
>>533160748
Those are rookie numbers. We gotta pump those numbers up and flood the market with houses of boomers who died in their lazy boy chairs alone after refusing to enter the nursing homes they populated with shitskins.
>>
>>533162454
>>533163024
They stick to renting moron and invest what would've been your down-payment in the stock market. Because that's obviously what all the rich people do. Yeah none of them own houses or have ever profited off a real estate deal.
>>
>>533163782
The thing a lot of these guys miss is that unless there is a major crash. Housing is tax wise one of the better investments because of rules around someone's primary residence. Where as any productive investment will have capital gains tax.
>>
>>533160748
Boomers got scammed by banks who promised them their home was a retirement investment. In the end the only ones who won were the kikes giving out loans.
>>
>>533163314
>where?
The inventory is highest in higher cost areas, lower in lower cost areas

>why?
Because people need a place to move. The people in expensive areas can sell and move anywhere, but where the fuck is someone in a cheap small town gonna move?

It's one of the reasons I'm still living with my mom in a high COLA on the west coast. If I buy a cheap house in the Midwest I don't know how I'd leave unless I leave the country.
>>
>>533164036
A former buddy of mine was a loan officer in 2007. He was making so much money from giving out loans that he could've bought a house in the greater LA area pretty fucking cheap, but he drank the money away and eventually lost his job

I was about to buy a home, I thought, near a small lake that had some seasonal tourists. 3 bed 2 bath, 380k. I mean pretty expensive right? But it is away from the wog and wop epidemic I'm living in. Anyway I call the real estate agent up who gave me the run around for 2 days and I told them I was interested. Then as they send me more details it turns out the home is SHARED. So we would be buying a room and bath for essentially 380k! But it gets worse! The boomers who were selling it only want the people to live there during pique season while they get the house after we leave for the other 6 months! I told the real estate agent to go fuck herself and told her to tell those boomer retards to go fuck themselves too! Fucking wasted my time greedy motherfucking boomer shits. Fuck I am so fucking mad still because it was recent.

Not sure what sort of houses you're looking at. I've lived in my house for over thirty years and haven't even breached $100K on maintenance and upgrades.
>>
>>533165074
I did "template house" mcmansion construction for a while

In a year, it takes about 15 white guys to build about 20 plastic'n'pine suburb-boxes. New, nice city suburb houses that sell for like $600k or more right now.

$12 million in housing, from 15 guys only getting paid $30k-100k, less than 1 million total paid to the guys that actually make the fucking things. The rest goes to the banks, the municipal governments and the developers that borrow huge sums of money.

Basically shit heads that do nothing get over 90% of the money.
>>

I don't do it anymore. I did it for a bit and learned how houses are built I guess but quit because the money is utter dogshit unless you have friends in the municipal government.

I was just trying to let people know how skewed and screwed up house prices are, and why.

It is municipal government retards slapping rules on things until the condo they make mortgage payments on with their gay pajeet lover goes up in value because no one can build anything without a mountain of cash.

If people started auditing the fucking CAFR these shitbags hide from everyone behind their "annual budget" then you might see some hanging from street lamps, and they do it with fucking EVERYTHING, even contracts for cutting grass and plowing snow get handed out to people who are buddy buddy with some civil engineer or whatever in charge of maintenance.

Price will always be the maximum that people are able to borrow. Regardless of how many houses there are. In the UK there is over 1 million more dwellings than households. In China there is twice as many dwellings than households. The price in both places are still around 10-12 annual average wages because that is what people are able to borrow for.

If home sellers outnumber buyers by 600 million it will still not lower the price much.
>>
>>533160748
who cares? these boomers will mostly be gone within a decade or so. when the boomers were children, they didn't have enough schools around so they had to build more. the same thing happened with housing.

now that the population isn't as large that is coming up behind them, all of this excess will be there. schools will close. housing will become cheaper and many will be abandoned in the smaller cities.

house prices will go down one way or another.
>>
>>533165294
Average life of home appliances is about 3-5 years now. Modern construction is shit quality compared to earlier homes. Lookup inspection videos on YouTube. Some new construction that people bought for hundreds of thousands requires a shit ton of money to be livable. Banks have a slew of inspectors whose only job is to sign a paper and get you into that house.
>>
>>533166725
okay but on this graph, if you drew a diagonal line from the end of Trump 1 to the start of Trump 2 they would line up almost perfectly.
Erase covid drop and Biden spike and the graph would just have declined at the same rate and reached the same place.
Biden almost saved it but then Trump came back

I own 14 houses. I rent 11 of them out. 1 is my forever home that I was able to build from scratch from the income of my rental properties. 2 of them are strictly my vacation homes.
I had to evict someone last week. Didn’t pay rent on time. I give them 3 day grace period too. He came to me on April 5th with a certified check. I then immediately handed him the eviction notice. I guess their son has been in the hospital for cancer or something. Not my problem. I provide a crucial service. In return I expect the common courtesy of paying rent on time. No exceptions.

The 2nd half of Trump is better than the second half of Biden though and there was a global pandemic that hyper charged the buyers market because people wanted to leave cities and you are acting like this is all standard stuff kike because as soon as the pandemic boom ended you can see the number nose dive again. Are you really this retarded kike?

2023 was election year and everyone knew Trump was going to win so it went down preemptively. Same thing was starting to happen in 2020 but in reverse because everyone knew Trump would lose.

>>533160748
I doubt it will crash unless there is a broad econonic recssion that causes mass foreclosures again. My prediction is it will just underperform for the next 20 years and inflation will remove value out of your homes (house values up .6% YoY but with 2.7% inflation YoY).
>>
>>533165716
sometimes you can do this at like 1/2 or 2/3 fmv if you have cash

>make agreement

>”great! No problem”
How is that unfair? Everyone knew the deal up front. And if you can’t pay your rent I guarantee you’d be just as quick to evict if the roles were reversed

>Fine. She has two houses, one from your grandma, and the one your grandma bought her in life. She hooks us up with one, we can do that. Wouldn't even have to worry about what we're going to do in a small town like that. Bills could be paid on a fuckin Walmart greeter's salary.

And when they see what happens with the home when another flipper buys it, they're in disbelief as the new flipper tears everything out to replace it with the same millennial grey trash.
And eventually when someone else buys it and doesn't flip it? "GREAT SCOTS, they're tearing out all our fine work to replace it with good wood furniture and other vintages! We could've done that for cheaper! They should've bought it from us!"

I fucking hate the housing market.

It's the millennial "modern" aesthetic. They want an aesthetic that matches their progressive ideology. They knock down every wall that isn't load-bearing and turn the interior into one big inclusive room that has no specific purpose, then cover everything in grey sludge and cold hard surfaces to mimic the biomass of the impending future. For me the worst is those stupid bowl sinks that sit on top of the counter. Completely pointless and only serves as a repudiation of what came before. Also the black "flat" faucets are ugly. Basically the effect is to make everything look inhospitable and uncomfortable.

The grey perfectly represents the millennial's most principal core value: "we don't want to offend anybody".
They think that by covering the house in grey, more people are more willing to buy it.
It's devoid of character, because millennials lack character, and that's because they never take a stand for anything, which means nothing they do really stands out.

I bought a house here in Australia, rural nice town for 570k. Sounds like alot to an American probably but our prices everywhere are a million plus. I had a 200k deposit so my loan is 370k.

I earn roughly 7-8 granda fortnight, if I'm dilligent I will have paid this house off entirely in 6 years. It was built in 1970 out of Australian hardwood that was 100 year old cedar from Tasmania and the house is basically indestructible, the wood is literally harder than steel, I have destroyed 5 drillbits trying to screw in some stuff on the studs.

I have solar panels that generate more power than I use and I have a tesla battery that delivers me power overnight, I literally don't use any grid power and I live normal as fuck in a small town with PS5 and internet and everything you could want. I don't have a power bill.

I'll have a roof over my head for the rest of my life and will secure a future for my family, I am 37 now and will be able to retire before 50 which is nice. Feels like I'm gunna make it.

Saw one last night that was the worst yet: 3BR, 1BA, 1500 sq ft on a pitiful 0.06 of an acre in one of the shittiest neighborhoods in town. No garage, no central air, and it looked like it hasn’t had a single piece of work done, a single floor retreated, cabinet replaced, lighting fixture swapped, or wall painted since the house was built 90 years ago. It’s barely one step above a fucking post-Section 8 horror story. The Boomer motherfucker selling it wants a quarter of a fucking million dollars. Peak IknowwhatIgotism.

Sadly, real estate will never ever be allowed to go back to affordable values. Just look at the 2008 crash, brought on by what was, in the grand scheme of things, a slight correction. And the years since have proven that even if you bought right at the peak in 2007, all you needed to do was hold for a couple of years to be even higher up on your value. And even IF there were another correction, you're never going to effectively be able to "buy the dip" because that correction will come alongside an economic depression, you getting laid off, skyhigh interest rates, and banks that won't be willing to lend to your goy ass anyway.

So on one hand, nothing will ever be fixed economically because the economy can't allow it. And then on the political side, politicians will never ever do anything to make housing affordable for the same reason that nothing can ever be done to solve the issue with medicare and social security: Boomers. The largest voting block, the ones who already have their houses, the ones who will riot if muh nestegg ever stops gaining value. Doing anything about this is political suicide in the same way that trying to scale back medicare benefits is political suicide, despite both being unsustainable ponzi schemes.

Hell, the other week Trump outright said he wanted housing to continue gaining value because of his boomer constituents.

why is everyone's well being tied to how many stupid shitty box houses we can churn out vs. how much they cost? are you sure it is not all some kind of soft debt slavery scheme? what if it was just fine to end it, except for some cunts that own banks that are complete parasites anyway?

>THEY KNOW WHAT THEY GOT

This.

I own a small rental property and the ROI is stupid low. It's almost not worth it.

But the point is not to make tons of money, the point is to have some way to survive in my old age. Soon I may not have means to make money, for being too old and senile, and retirement is a scam. Rent is a way to make very small amounts of money for food for a while. before I check out.
>>
>>533166782
You touch on something the boomers just refuse to understand. The boomers never actually got rich, they just aquired assets ahead of wanking away the value of currency. If you go by weight of gold, the average house is very slightly cheaper than it was 50 years ago. But the generation that grew up with credit cards, easy mortgages and no credit scores, just flat out refuse to understand what damage credit expansion has done. Put simply, with more money available, the price goes up.

>are you sure it is not all some kind of soft debt slavery scheme?
It's strictly a Central Bank issue.

There are corporations out there printing 50 billion dollars and outbidding thousands of people from getting their home.

And even individual buyers are in rat race for who gets the biggest loan for the same house. How long are you willing to be a debt slave for the same house? Just say the number, we'll print it for you. And we'll charge our commission for this fake money, in cold hard cash. 100% legal too.

This. The Silver Tsunami has been inevitable for a while.
>Boomers aging
>Gray divorce at an all time high
>Retirement homes at extortionist prices
>Political flux jacking up property taxes in major cities
Half of all businesses are going to change hands as well as well as half the nations wealth. It will fix the housing market but will have economic blowback elsewhere.
>Price drops stagnating and potentially reducing property taxes and reducing government budgets
>Bond market likely to see increased volatility
>Wealth in younger hands is invested more aggressively and thus more volatile
Buckle up bros this shits going to be funny.

I’m a banker at a big bank and the mortgage departments have been operating at losses since COVID. The next big bubble is going to be consumer credit. India was paying tuition for these tech majors to go to the U.S. and get their masters. They apply for credit cards to live and then lie about the income (we aren’t allowed to check because of racism) saying they have $100k in income. Then they fuck off to Canada when they graduate and never pay it back.

You can see this in the rise of that used car company Carvana. One of their major selling points is there is no "haggling". The price of the car is set.

Haggling for the price of a car sucks but the alternative is going to Carvana where the price will be likely be higher than you should have paid.

>Hey how come the number was way better during Biden? I thought Biden was le bad?
Look at the graph again. The numbers obviously got screwy around COVID times. Then near the end of Biden's term we see the number of sellers go up and up from 2023 till the end of Biden's term in 2025.

Then not long after Trump became president in 2025 the number of sellers plateaus and is even beginning to go down. Learn to read a graph.

and that counts for most people today, whether they're employed/entrepreneurs or not.

I know your point.
"Stop blaming others and do the work yourself."
Don't worry about me, I'm working just fine.
It happens to be the case that this work I'm doing is unpaid, unscheduled, and not very important.
Today I'll be clocking 3,5 to 4 hours, maybe another 30 minutes later at night. If I do that every day, and I do, that's 28 hours per week of labour.
That's not my problem. My former employers shouldn't have let me go for "being too good for the job".
>>
>>533178303
No, but it forces appraisal of the property. And discourages overpayment and overpricing. If I buy a house for twice what its historical market value I’m gonna be paying twice the property tax on it, so I’m not gonna buy it. If I know a house isn’t gonna move at twice it’s historic market value I’m not gonna lost it for that much.

>>533180895
a high number of sellers is a good or neutral thing. The two biggest indications in this graph are
1) seriously low number of active buyers (indicates economic weakness)
2) related to (1), a big gap between supply and demand.
What's missing from this graph is the relatively stubborn pricing that's sustaining the gap. If you really zoom out, this is a highly predictable consequece of two rounds of unprecedented monetary stimulus in a 12 year span followed by a period of relative economic weakness, particularly among young people and lower income strata.

Homeownership rate doesn't include one KEY demographic : people living in OTHER people's homes, i.e. adults living with their parents. Those living in other's homes are just counted as one household not as a renter or owner, so it wildly skews the statistic. Nor does it include people living in cars.

While being able to masturbate for 4 hours uninterrupted is pretty impressive, I don't think anybody would really consider it "work", but you should probably start an onlyfans and perhaps you'll find a niche for yourself so that you can parlay your ability into a paycheck.

Concrete is $15 /sqft.
Lumber/framing and the roof is $25 per sqft each
The average price in Texas with illegals that have voting rights is $150 per sqft all in right now. You couldn’t build for the prices the homes are selling for and that’s 100% because of inflation. Then it goes down it will be deprecated to hell mostly because nobody is paying $20,000 on roofs anymore since they can’t afford it but can afford a can of Flexseal for $25.99 plus tip

Market is fake and off in fantasy land right now; people with two houses never need to sell in the way that markets used to be driven, sellers are not actually posting listing to sell but to have overpriced stuff to keep neighborhoods exclusive, doesn't matter if it doesn't sell anymore the goal isn't to sell houses in the real estate markets they focus on refinance and keeping the poor out. The only way things will get better is if the federal funds rate goes up to make banks back out of residential and focus only on commercial real estate where there is more room for profit and competition where banks competing for maximum financing profit wont mess up peoples lives with financial volatility of their homes but will actually increase the overall net worth of society by making commercial real estate profitable again to invest in by raising interest the interest rates and kick starting the commercial economy.
