But American economics are so different from Europe. I have multiple pension funds and 40k savings. Should be more important to have a home that doesn't require big mortgage/rent payments imo. A buffer is good to have.

Yes and no.
You have to take in consideration interest.
For example
>Have 1k to spend
>Mortgage at 3%
>Have 3.5% investment opportunity
You should then invest your money.
However, mortgage rates are based on the same indicators banks use to give return rates, but at a higher rate.
Meaning banks won't ever offer a 3.5% investment plan when people can land mortage rates at 3%.
What I'm getting at.
Consider your options the following way
>Loan: X% rate
>Investment +Y% rate
>Loan Z% rate
>etc.
Then put them in a decreasing order. I.E.
>20% loan
>5% loan
>4.5% investment
>3% loan
>Etc.
Give priority to the top of the list and work your way down.
If you don't understand what I'm telling you, just avoid loans.
