I saw a house the other day that looked interesting. The house was surprisingly nice for the price. ($700,000) So I looked it up on the county tax assessor map. Then I zoomed out on the satellite and noticed it is right next to a local quarry. (Seriously. 2000 ft away from an active open pit quarry operation. Property line for the quarry isn't more than a couple hundred feet away from the house.) I don't want to listen to the machinery noise all day or have to worry about what might happen to my house when they blast the rock to make gravel or all the dust in the air that would come of that. So that was a hard pass.

There are also a lot of chicken operations around here. Many of the houses I see for sale are near these chicken barns. (Have you ever smelled what 300,000 chickens and all that chicken shit smell like in June, July or August?)

For what it's worth, check the local blasting and crushing ordinance. If they're not operating while you're asleep I reckon you'd get used to it. Also how much more material has it got in it before it's just a deep bass pond for you? There's an old quarry somewhat near me that's absolutely beautiful with the sheer granite walls and trees at the top and clear water inside. Might not be a terrible long play, but do your homework, I can't say I know much about those operations. I do know that the dust and debris is not really a thing and those places are insured out the ass if someone fucks up and your property gets hit by a flying rock (which is insanely rare to happen).

Fortunately, Atlanta has not (yet) come this far. This used to be a sundown town and people from Atlanta do not often venture up this way. It wasn't much about the size of the house or anything, just one of the first reasonably priced houses I have seen in a while. (That wasn't an overpriced cardboard crapshack.) For reasons, this place has become desirable to outsiders in the last five or ten years so home values have sky rocketed. (For the area.)

Yeah, but I grew up only a couple hundred yards from a railroad track that still runs freight. A lot of those things you simply zone out if you live there. I keep chickens, geese, and ducks here now and when my friends come over they say they can't sleep for the noise but I don't even notice unless it's the "there's a varmint trying to eat me" noise.
Just saying, ask around the neighborhood, also give you a good feel for if the locals are cool. Friendly/helpful (white) neighbors is worth an awful lot.
