The purpose of taking a mortgage is to eventually own a house.
While your house is under the mortgage, you do not own your home; the bank can ransom "your" house back to you for the full outstanding balance of your loan under the threat of foreclose at their own discretion.
if you had a man who's 35 years and his only avenue to home ownership was to take a 50 year mortgage on a house, he literally would not live long enough to become a land owner.

Nothing. In fact, there's nothing wrong with any mortgage, no matter how long the term is. Why? Because there's absolutely nothing stopping you from paying it back faster. I had a 30 year mortgage on my house and paid it back in 10 years. It's not that fucking hard. Anyone who needs the full 30 years (or 50 years now) to pay back their mortgage is a financial retard.

I'm retired from CA and househunting in Fly Over and I'm planning on a Zero or near 0 down deal, just because I'd want to "walk away" if something turns out really unlivable, without having ALL my money locked into a un-re-sell-able shit-shack.

I've know a few guys that "lost house" due to foreclosure and able to buy another, on credit, when their job improved OR....bought one pretty much via GF or family as front-person.

PS-'eviction' is the worst thing to have on your record, not "foreclosure" or "bad credit".

Since mortgages are low interest, you can probably "make money on your money" if NOT tried up in "your house" but with maxxed out mortgage you still have "full control" and no one can raise your rent (except Govt tax) but YOU can always "walk away" and hide in Thailand or Greece or WTF.

Does my logic stack up?

My biggest prob is none of these shitty RE Agents that claim to be "local experts, I know all about all the houses for sale" wont provide good even pics, only "when can YOU come 'tour' these home?"

After I see some decent pics and pics of any PROBLEMS.

I need to be able to afford more than just food, gas, utilities. I need to be able to accumulate an actual savings.
Currently my bills are.. $1,000/month for a 1 bed. $250/month electricity, $500/month grocery, $200/month gas, $80/month phone, $250/month insurance, $100/month water, $300/month car, $350/month insurance.. after all expenses I get to keep maybe $200-$300. Forget going out and actually living. Not like I have the energy to anyways.
