New York NY apparently goes through phases. There's some insane mindset that the land has to be valuable no matter what, so the floor for price is already high. Then basically nobody sells their clay (if you own land in NY you have a massive portfolio anyway lol) and rent just keeps escalating. People move out. Even the realtors move out. Rentiers lie blatantly about their square footage and the rent gets outrageous.
Then party crew comes in when nobody is left to enforce the law and resets NY NY to Gangs of NY. That's when a DJ Trump type comes in, buys buildings, and renovates them. I don't know how long this cycle has been going on but it will probably keep going.
