Lessons:1) accommodation rarely works; it becomes expectation2) set criteria for referring tenants to social services3) obviously this cannot become a written policy, but there should be some awareness that as people age there will come a time where they will not be able to handle an event like an eviction that they could handle at a younger age. At no point is there any legal (or moral) obligation to house them for life, but you're not doing them any favors letting their life condition get past the point where they could reasonably handle a situation like this.
