The people with the greatest means to pick up and move on a moment's notice (ie - the millionaires and billionaires) have been selling their interests including businesses and personal homes in NYC and moving it all to Florida, Texas, Tennessee, South Carolina, etc. Many in the middle class have followed and are in the process of making the move out of NYC. They are people with a single home but also with investment properties such as a retail business or other revenue bearing property. Already over 300,000 residential locations in NYC have been sold since January 2026 and many more people are looking to move. There has been so much flight out of NYC that it has spawned a cottage industry in the real estate business such that real estate agencies in NYC have created partnerships with agencies in Florida, Texas, South Carolina and elsewhere so that they can pool their inventories in order to make a 1031 exchange a simpler and more efficient process for the people on the move.
