There isn't a direct correlation between the size of a house and how much it costs to build it. The inflation adjusted price of housing has increased primarily because the average house is significantly bigger than in the past, because most people building houses would rather build a bigger one and make more profit than a smaller house that is only marginally cheaper to build.
>>
>>534785622
What's the actual end of this. We're already at the point where nobody can buy their first home unless they're one of the elect few with a job in the six figures, and barely at that. Like eventually we're going to reach a point where there are 2-3 generations living together as rentoids in shitty apartments and still barely able to make ends meet. Something's gotta give at some point, right?
>>
>>534785834
>We're already at the point where nobody can buy their first home unless they're one of the elect few with a job in the six figures, and barely at that.
Not really. Adjusted for age, homeownership among Millennials and Zoomers is increasing at approximately the same rate as it did for earlier generations. The majority of millennials own the home they live in.
Everyone said the exact same things earlier in the 2000s when Millennials were in their early 20s and housing seemed unaffordable. But Millennial homeownership surpassed 50% during the pandemic and has continued to increase.
The overall US homeownership rate has been consistently in the 60-70% range since the rapid increase in the immediate post WWII era. Which means that all through that era, there was always a subset of ~1/3 of the US population who weren't homeowners.
>>
>>534785779

Their value is $50K. The cost was $20K. Developers are just being kikes, although cities and counties are partially to blame with their insane permitting fees and environmental regulations. Portland charges on average of $80K per unit for new construction just in fees, not even counting the cost of dealing with the permitting office which requires a full time staff member on the developer's side

I went and sat the first part of my skipper's ticket a while back, and the yacht club where I did it was in one of the richest areas of Auckland. Not really true, there are plenty of areas where you can still buy a 50-60 year old 3 bed/2 bath house within an hour of a major job center for around $250k, and they aren't even high crime or minority areas. Just really boring and depressing with miserable climates.

Like if you don't mind living in some population 30k Missouri or Texas commuter town you can still buy a big house for around $200k, there are even government programs that will help you do it without a down payment, just not really in places like California or New England or Seattle.

>In the 1990s you could get an entire McMansion with extra land around for $150k.
LOL, no you couldn't.

You zoomers think everyone used to buy prime real estate for an hour's work. It wasn't like that since the 1950s. And the only reason it was like that in the 1950s was because Europe had bombed itself into rubble and the U.S. could make shitloads by exporting even the simplest of consumer goods to the slowly recovering economies in France, Germany, and so on.

A McMansion in the 1990s cost easily in the $400K range. A friend of mine bought one in Assholechusetts for $350K and it was the cheapest in his neighborhood. His neighbors were bitching about how the construction company that had built his house had lied about their plans and built one far smaller and cheaper than expected, which "devalued" all of their houses. Funny part was, it was a hell of a nice house and far more than he and his wife (no kids, no kids wanted ever) were going to need.
>>
>>534786325
>roughly the same rate
>it's 20% lower
Additionally, the average age of a first time home buyer is 40 years old, which is significantly higher than previous years. You can see in your chart that 50% of boomers owned a house by age 30. For Millennials it was 35 and for zoomers it will probably be 40+. That's bad, because 40 year old women are largely infertile. In order to successfully start a family, you need a home by your 30s, ideally before then.
The age of the average home buyer has increased 20 years in the past 15 years (39 to 59).
>>
>>534792470
The US housing market is only really just catching up with Canada/NZ/Australia/western Europe
I look at houses in places like Kentucky that I could afford to buy for cash, there's nowhere here that I could afford any more than a 30% downpayment.
