This is a pretty good opportunity for alternative housing. If I had the seed money I'd start turning panel vans into stealth campers and selling them as housing and a car note in one payment. Average monthly car note is between $530-$812 and you could easily sell buyers on a small bump to eliminate a rent payment. Work with someone who has land and make it a "campground" that's a glorified trailer park for van living with access to showers and basic amenities.

Prices are not budging because sellers have too much of their net worth invested in these places. Right now you can get better deals here and there as certain sellers get desperate. Boomers retiring and trying to downsize centered their plans on house value, but they never thought that in order get that value out, someone has to be willing to pay for it. They will have to sell over time in order to get what money they can.

sellers who are currently paying $2,000 a month mortgages are trying to sell to buyers who would pay $4,000 for the same house due to higher interest rates and higher home prices.

What's happening right now with home prices is a battle between supply shortage pushing up housing prices (which is about 80% the result of excessive regulations that increase costs for builders) and high interest rates which put downward pressure on home prices.

there's definitely not going to be a crash but home prices are going to keep going sideways or trending on a slight increase (probably equal to the rate of inflation plus a percent or two) unless there's a big move in either interest rates or changes to housing regulations

There are two houses for sale on my street by boomers who have lived there for decades and saw what houses were going for during peak demand during COVID when the rates had bottomed out.
