boomers will pass their houses down to their kids or let the banks take possession. the kids probably don't want the houses, definitely don't want to be a landlord as soon as they realize it requires them to respond to tenants, and will dump the houses on the market at low prices for quick salebanks don't want to manage rentals, so they will sell or auction houses and pass whatever cash remains to the boomer estates.

As an older guy who successfully navigated the 2008 housing crash, my advice to younger people is to not mistake the value of an asset as wealth, especially a house. A house should be purchased (and fit into your life) as shelter and a place to put your stuff/family, not as a store of value, since that value is not something you can extract at the time or amount of your choosing.
>>534943773>Cool anecdotes Bruce. Too bad prices aren’t budging.Prices are not budging because sellers have too much of their net worth invested in these places. Right now you can get better deals here and there as certain sellers get desperate. Boomers retiring and trying to downsize centered their plans on house value, but they never thought that in order get that value out, someone has to be willing to pay for it. They will have to sell over time in order to get what money they can.

>>534944535
>>534941216completely different situation to 2008. the problems that sunk the market in 2008 don't exist today at anywhere near the same level.we have more sellers than buyers because sellers all have 3% mortgages and buyers are facing 6.5%. sellers who are currently paying $2,000 a month mortgages are trying to sell to buyers who would pay $4,000 for the same house due to higher interest rates and higher home prices. What's happening right now with home prices is a battle between supply shortage pushing up housing prices (which is about 80% the result of excessive regulations that increase costs for builders) and high interest rates which put downward pressure on home prices. there's definitely not going to be a crash but home prices are going to keep going sideways or trending on a slight increase (probably equal to the rate of inflation plus a percent or two) unless there's a big move in either interest rates or changes to housing regulations

>>534941216Won't matter. Green line must go up at the expense of everything else. Anyone who thinks they'll ever be able to get cheaper housing will never live to see it. Even during the housing bubble crash, how much did house prices ACTUALLY go down? like 10-20%? That's fucking nothing. And also irrelevant when such a crash also coincides with banks refusing to lend and charging higher interest rates. Meaning YOU CAN'T EVEN BUY THE DIP IF YOU WANTED TO because you'll never be approved for or be able to afford the mortgage anyway. We live in a boomertocracy. The majority of real estate sales are just boomers shuffling property around between one another. The younger generations are almost completely locked out.

There are continuous waves of buying up or selling off, much faster than the rest of the USA.Granted, in a year or two yes that's a good time to buy florida real estate, now it's in the middle of its massive downturn and will soon be affordable again.Typically housing crashes start down south and migrate up to the north (where stock historically moves slower and thus gets hit with the wave slower.)>>534947622>Until they dieNot possible anymore>As of late 2025, the median age of all U.S. homebuyers has reached a record high of 59 years oldThe median homebuyer is actually just someone 5 years away from retirement >The typical U.S. home seller in 2025 is 64 years oldThe median seller is 1 year from retirement. So basically they already are doing mass sell-offs, but the only buyers that can afford it are people 5 years away from retirement. >>534941216if they really wanted to sell, they'd lower the prices. worth is determined based on demand
>>534944783This is the real estate agent party line, what's actually happening>Buyers are 59, sellers are 64>Nobody can buy at these prices because the 64 year olds are selling big houses with high upkeep cost, but 59 year olds want to buy a small house with low upkeep (and they want to sell their big house)>Supply and demand mismatch in the existing market leaves nobody to buy all these big houses>Nonfarm hires have been declining for the past 5 years, so nobody younger is getting hired for jobs, they can't buyBuyer demand is nonexistent and the current market is literal 59 year olds trying to buy from people 5 years older. Demand is essentially zero, supply is essentially infinite.

>>534943756I think millennials and zoomers are going to retire in communes due to lack of money, homes and not getting married. If I had the money I would start buying up acres of cheap land and building cheap studios on them
>>534948855this, parasites are never worried
>>534948683>I think there are farms in the area.based.
>>534942050I would assume just by asking people. The housing market is pretty much the biggest financial market to ever exist so it's extremely closely tracked. Look where the money is, they know exactly what the demand is and what's happening. They know that pending home sales have crashed to 2008 levels.
>>534941216Here's the fucking problem though: None of these houses trying to be sold are 1 bed 1 bath, or 2 bed 1 bath, or anything like that. They're all huge.So we might find ourselves in a situation where there are LOADS of houses for sale, but they're all too fucking big and expensive for anyone but investors to buy.The U.S. housing market has evolved so people buy as big and expensive as humanly possible because "it's an investment". It's only an investment if someone can buy it. But now we have MULTIPLE generations of people that cannot afford it. There is a glut of million dollar properties and a lack of starter homes. And just to indulge some fantasy, let's say the boomers were forced to sell their million dollar properties to Millennials/GenZ/etc at a price they could actually afford. Do you have any idea how expensive home maintenance is? Properly maintaining a million dollar property is a nightmare. Unless you're already rich, you don't want an expensive house.tl;dr shit's fucked and my prediction is that renting a room in a large house owned by Blackrock is going to be the default option even for adults going forward.
>>534949043woops looks like you capped out civilization again, gotta import more thirdies
>>534941216So what you're saying is thats 630k more homes to Blackrock for over asking price.
>>534949097>They're all huge. And they're made of matchsticks.Want a simple brick ranch house with a basement? A modest Usonian-style home with small but functional bedrooms? Double (or more) in terms of $/square foot
>>534949174unfortunately this. they're just going to artifically create more demand for housing by>importing thirdies>unleashing investment firms to snatch up property
>>534949262I wouldn't buy a modern house anyway, I'd just build my own.
>>534941332>house BUYER listingsGr8 b8 m8 I r8 8/8
>>534941216Not going to happen. Boomers will croak before they lower their price on their homes. They would rather literally die instead of lowering the price and selling to a family for less. Blackrock will buy them all and have a permanent rentoid slave class. Houses will be only for the upper class, everyone else toils away at mcwagecuck jobs while supporting their own enslavement because Blackrock will take their money and invest it into ever more assets and properties and investing in AI to replace wagecucks and lock them out of the economy forever. If we had a functional government we might have a chance but America is almost certainly headed into Varoufakis style techno-feudalism where tech lords will literally own huge plots of land and have wagies toil for them like company towns. They are already building the “campuses” where if you get fired you lose your job, your livelihood, and you are evicted and banished from their fiefdom forever. Jeets will of course gleefully flood in to do this.
>>534949097>Renting a room owned by blackrockClose, owned by family members, or turning those massive mansions into duplexes, basically an increase in median household size is coming. We're in the first decade where it increased (it always trended down as people made more money), now people are moving back in with family or turning historically single-family into multi-family.Many of those big houses actually can be split up into two easy, since the standard is now 4 bedroom two bathroom. This alone would nearly cut the price of housing in half, relatively speaking.

>>534941851A lot of them can’t sell it cheaper because they bought at an inflated price during covid due to lower rates. They would be taking tens if not hundreds of thousands in losses depending on what market they are in and the home price. Many people have the false belief that real estate only increases in value. It’s all depending on when you enter and exit if it is profitable.
>>534951945If it has vermiculite it probably has asbestos, but yeah you’re right: if you don’t mess with it it’s not really an issue. Stay safe ameribro.
>>534942207>House costs have been flat basically since post-covid crazynessYeah because sellers are refusing to lower prices and just remove their home from the market if it sits for too long, and then try again later.
>>534952750I have seen this in my market for well over a year. They list it at a stupid high price, remove it when it doesn’t sell after 6 months, then repost it at the same inflated price 3 months later lmao. Anything that is priced accurately is sold within about 3 days it seems.
>>534941473Kek
>>534952922You can blame these "Realestate Websites". You used to have to talk to a local realtor and go visit a listing. Now you're competing with the whole world that can go to a website and "Sort by Cheapest" then buy it up as an "Investment"They exist to scrape up listings and they hide anything under a certain market value so they can buy it and flip it. People need a home to live, there's more and more people, homes need permits to be built, and the govt doesnt want to issue those permits, because a scarcity of homes allows boomers to get more money from younger generations.Trump made it very clear that he will never allow this to change.Meanwhile imbeciles get ecstatic over some news of maybe prices dropping a bit. Kek. The whole system is profoundly rotten and needs a reset. Nothing will get better until the west is entirely collapsed and then starts to rebuild with a different mentality. You idiots.
>>534943504Most actual boomers have their homes fully paid off because they bought them 30-40 years ago. The people that don't want a crash the most are, ironically, Millennials. Right not five in nine millennials own a home. The problem is the ones that do all got it between 2010 and 2020 and interest rates were low but actual costs were high. So they're on the hook for a large amount of stable debt. If they sell they need a high price to pay off the high debt, as well as have a big down payment for a new home, because interest rates are higher now. Millennials more than the other living generations have a very stark divide between the haves and have nots. The ones that did get jobs and get into the housing market are doing very, very well, but the ones that didn't are doing very, very poorly and unlike Gen Z, have less time to fix their problems.
>>534941216Lowest will be in a year or two but inflation is going to be a bitch. You have until 2036 to lock something in before you use literally anything else than the USD to make purchases. We still won't be done with the boomer retirement crisis too.

>>534944843This time around the world market has very low birth rates in all developed countries. Developing countries have gone down to around six children per woman so they won't be able to supply the world too much longer as they continue implementing birth control and give women legal privileges. The year is 2026, if you forgot. That means for the USA there has been 18 years of low births since 2008. And it's getting worse. >>534941216some chud has said this already but some properties are just not sellablelike no one will move to middle of nowhere with 0 job opportunity, even for free
>>534974788Some nowheres are more attractive than others, but it all takes money, which is currently getting vacuumed up by kikes at an accelerating rate.
>>534941216It's kinda funny. There are two houses for sale on my street by boomers who have lived there for decades and saw what houses were going for during peak demand during COVID when the rates had bottomed out. They're trying to sell for even more than what their homes would have been worth at that point, except there's now absolutely no interest. Nobody is buying and they refuse to lower the price. I don't know what the fuck sort of miracle they're waiting for, but they ain't selling for 4x what their house was worth 8 years ago and that doesn't seem to sink in.
>>534974612>these are American blacks>a completely different people>a catastrophe
>>534941483The home prices absolutely do need to come down. I just keep watching boomers complain that they can't find a buyer when their 1960s homes are listed for 4x what they would have sold for 8 years ago and they refuse to go down.
>>534944561They're HOUSES, not "homes," you unmitigated RealtorSpeakFag.
>>534975095He's not 100% correct about every last little thing but he's so close, and so funny, and says things in such a bald-faced no-nonsense Russian say that no American ever would, that it's both comedy gold and like dissertation-level analysis (from say the 1920s before there were blacks in graduate school lol )
>>534970574Seen this done too many times then the house sits for years not selling. Flippers are fucking scum man.
>>534974920i just dont see itliving in an ultra isolated place seems like torture to me, anything other than a small city 100k minimum
>>534975271>If there are no blacks here, it's safekekyeah...fuckin great vid... way better than all the other shit that's posted since they self censor and just suck
>>534975014The lead poisoning is real. And even without the environmental retardants, I'm reminded of little end-of-a-civilization moments like some Bronze Age China empire whose currency became worthless but you can still find vaults of these green copper coins--hundreds of thousands of them --that chuds buried when they thought they were going to be living the high life.
>>534941807Why not both?
>>534975425Because it's in Russian Jewtube hasn't managed to delete it yet lol
>>534946029Good lord, you're too stupid to maintain a house, never mind work toward owning one.
>>534975425> Blacks can't walk 20 kilometers, rob you, and get home in time before the sun comes up kek
>>534947511Kek, fuck you. When I hit the family formation era mortgages were 18% and the job base was entirely gutted by "deindustrialization"/globo. Had to wait till I was 43 for the numbers to work TO MY SATISFACTION. Socked away a ton of money while waiting, made a big downpayment in a down housing market, voila. > NO MOMMY I WANT IT NOW> GIMME NOW OR I'LL HAVE A MELTDOWN IN THE STORE AISLE
>>534975384Some of the most beautiful places in Greece are in the middle of nowhere.
>>534975715thats true but what even is there to do there
>>534975996What you need to ask yourself is what you really want to do, no matter where you are.
