that's excellent. we need young people to be able to afford houses so they can have children. who cares if boomers lose paper value of their house.

No, when the house is worth less than the supplies to build them (let alone the labor), nobody builds new houses or maintains their existing houses.
>>
>>535123057
House prices dropping is usually a sign housing is getting less affordable, as the average buyer can’t afford the higher prices.
If building and developing were getting cheaper and easier and that was the cause then it would be good news for affordability but I’m guessing that’s not the case.

Meanwhile the price on my country keeps increasing everywhere to the point where flats on ghettos are at 300k euros for 70sqm 2 bedrooms 50y old thanks to infinite browns and tourism.
Atleast it kinda feels like we have reached peak, no one buys that overpriced shit ezcept ukros or russians.

>>
>>535122918
Why are housing prices dropping?

As an American, can I move there and buy a cheap condo for summering in Helsinki? I've always admired the Finns. It would be nice to live someplace clean and safe for 3-6 months every year. I'd spend the other part of the year in Argentina where it's not so clean or safe but it's warm during the opposite seasons and I can go fishing.
>>
>>535123363
>>this is somehow a bad thing
Yes, its a bad thing when the roof is leaking and it costs more to fix the roof than the whole house is worth. Do you think cars would be more affordable to own if the car itself were super cheap, but the cost of filling it up cost more than the car itself was even worth?
>>
>>535123421
>thinking on paper valuation means anything when it's where you live
Like I alluded to the only thing this possibly hurts is people using realestate as a form of investment speculation. Who gives a shit if your house is "worth" less than the cost of a roof replacement. If you earn double in a year what a roof job costs, and the roof lasts at least 10 without touchups who cares. Houses are for living in afterall. How is the affordability of ownership in any way changed by the lump sum sale value of the asset? You're not mortgaging the asset to afford to pump your septic tank or modify your electrical panel are you?

No, it's country wide but in big cities the prices are the same or rising.
You can buy cheap condo dying small towns.
>>
>>535123420
Not from Helsinki but probably could from the coast. Helsinki is pretty expensive, not New York or LA tier but not too far from that either. If its a detatched house or a real estate unit with land you'd need to go through a permit process. Also Helsinki is not a clean city its full of garbage
>>
>>535123497
>Who gives a shit if your house is "worth" less than the cost of a roof replacement.
People who need home equity loans to afford fixing their roof.

>If you earn double in a year what a roof job costs, and the roof lasts at least 10 without touchups who cares.
The people who can only afford a shitty unlivable run down house, but not a roof to make it livable.

>How is the affordability of ownership in any way changed by the lump sum sale value of the asset?
The insurance would be based on how much it costs to fix the house, not how much it is worth.

>>535123624
I didn't say anything about speculation, I was strictly talking about homeowner maintenance.
>>
>>535123980
>People who need home equity loans to afford fixing their roof.
When they don't have a $2000/mo mortgage to service they aren't going to need to use a heloc to pay for a new roof.
>The insurance would be based on how much it costs to fix the house, not how much it is worth.
Which is unaffected by the sale value of the house getting cut to a fraction of its previous value. Cost of ownership is completely unaffected by drops in realestate value. If anything maintenance becomes easier to afford because you have a larger proportion of your yearly earnings free floating since it's not automatically going toward your mortgage.
>The people who can only afford a shitty unlivable run down house, but not a roof to make it livable.
Previously they couldn't afford the house OR the roof. Now they just need to figure out the roof. How do you see this as anything but a good thing?

You know what a heloc is so you're almost certainly not a child talking out his ass. Even if you were a realestate speculator I can't imagine Finland's market shitting the bed would affect you. Why are you being so obtuse about this?
>>
>>535123891
>>535123945
Thanks; someplace coastal would be nice, I love listening to the waves crashing in. Doesn't have to be much, it's not like I'd be setting up an aircraft factory or a banana farming plantation.

I can pretty much guarantee that Helsinki is cleaner than Chicongo.
>>
>>535123580
The smaller towns and countryside is full of cheap as shit houses. Fuck my hometown has entire apartment buildings that have been closed down by the municipality since there's no people.

>It's over for Finland's housing market

Alright you vile little pieces of shit, let me tell you something. First of all I work for a company that engages in speculation and that is connected to a Swedish bank that is led by the Wallenberg family. We stand to lose potentially a quarter in profit THIS YEAR ALONE!

You dumb fucking animals don't realize that negative speculation like the one we see on this fucking board and everywhere else could potentially drive down the economy even further. If a housing crash comes then this will be a disaster for speculators and older people alike, both of which have worked VERY FUCKING HARD to get where they are. If a housing crash comes it could potentially have secondary effects which would decrease your standard of living as well. You might not be able to order Uber Eats, drive your car as often as you wish or watch the latest entertainment show on TV anymore.

THINK TWICE BEFORE YOU PRESS THE FUCKING POST BUTTON!

>>
>>535124207
>When they don't have a $2000/mo mortgage to service they aren't going to need to use a heloc to pay for a new roof.
They will be unable to afford it because they will just be paying $2000/mo in taxes and insurance instead of mortgage.

>Which is unaffected by the sale value of the house getting cut to a fraction of its previous value.
It does affect their ability to keep the house in livable condition over time, though.

>Cost of ownership is completely unaffected by drops in realestate value
But poor people's ability to get out of a money trap is completely affected if the money they put into the house can't be recouped by selling it to someone who can afford to fix it up.

>Now they just need to figure out the roof.
No, they also need to afford insurance which is no longer tied to the value of the house because the value of the house is no longer anywhere near representative of the cost to repair the house.

> How do you see this as anything but a good thing?
Because now they think they can afford a house, but instead they get trapped in a money pit that they can't afford to maintain and either the land get littered by a bunch of dilapidated houses nobody cares about or there are a bunch of fires breaking out from all the houses nobody can afford to keep in a safe livable state.
>>
>>535124633
Why would your insurance go up if home values dropped you moron?
>>
>>535123192
How much cheaper did houses get?
We're right now at a point where rent are stupid high and boomers are sitting on unsellable houses but refuse to budge a single cent on their dream price, so I'm wondering what to expect.
>>
>>535124633
Also, we know the reason for high home prices in the western world is bank lending.

You're arguing without paying interest to bankers so they can continue growing the housing bubble while growing rich at societies expense, an economy can't function.

Rest in piss you usurer bitch
>>
>>535124705
Because the point of insurance is insuring you can replace your stuff, not just that you will have some worthless amount of money that won't even cover the cost of the doors and windows in the home you lost, dipshit.
>>
>>535125137
>You're arguing without paying interest
No, I am arguing that supply cost going up while housing prices go down is bad for everyone who owns a house or wants to own one.

The fact that so many people owe money to banks just means that people will be paying the banks based on a valuation that their home isn't even worth, so the banks are being subsidized by the poor owners to even more of an extreme.
>>
>>535123327

>>
>>535126977
You don't need new ones built though, the existing supply is more than enough for everyone, you just need some way to goad the scalpers into selling at a reasonable price, such as a crash triggering panic sales.
>>
>>535123269
Bullshit. Peoples still need homes. They will start building homes themselves. Only a jew would consider a home only for profitmaking instead of living in and raising a family. Like an animal would ever pay for a home or rent one out to another.
>>
Why do you spam this kremlin low IQ fake news twitter account every day on /pol/?
>>
>>535124705
This.
>>535125778
You're retarded. One of the biggest drivers of increasing insurance costs is increasing housing costs. If one guy's house would cost $500,000 to rebuild, then that guy's insurance premium reflects that cost. If your house only costs $200,000 to rebuild, theoretically your insurance costs would only be 40% of what the other guy is paying.
>>
>>535127016
>You don't need new ones built though
You still need all those materials to maintain and repair the ones that do exist.
>>
>>535127021
>They will start building homes themselves.
Not individuals who can't afford the supplies, large corporations will build hundreds of houses at a time and rent them out because supply costs are mitigated by economy of scale and the fact that like you said people still need some place to live even if its a shitty generic pod.
>>
>>535127158
That is what I am saying, though, insurance is based on the cost to build, not the cost of the decaying old house nobody could afford to repair.

Fall further you fucker.
Considering that our real economy hasn't grown at all since 2008 or basically after Nokia went bust and youth has been fucked harder than in most nations, I'd say our housing market is still at least 50% too expensive.
It's also good to keep in mind that the main reason for prices falling is because people don't qualify for loans.
Banks have been tight as fuck with money for years and there's basically no prospects of an average single person buying a home with average salary here. You don't qualify for the loans.
It's fun watching the idiot economists predicting a turnaround in our housing market and economy every year, when there's no realistic way for that to happen, especially when the boomer cunts vote for more and more gibs every year that have to paid with even higher taxes.
This nation is going to fall so fucking hard when the global economy eventually shits the bed.
>>
>>535127383
Wait, I just remembered that Finland doesn't exist. So isn't this whole thread just a giant troll?
>>
>>535127004
The price of housing is mostly due to the banks printing money for home lending, not materials you dip.

The way money is created in the economy is bank lending. 70% of bank loans go towards housing. What do you think that does do the price of housing? The same thing goes in with cars now which is why even used cars are expensive.

Car insurance, home insurance, etc are all stupid scams anyways. Good riddance bozo.

Government agencies control the rate they can charge for mortgages which they determine by factoring in things like GDP and building costs, but government agencies also control regulation which is a big factor in making it harder to build the appropriate amount of new houses, if building costs were substantially low, then people wouldn't need loans in the first place, so of course building supplies have an effect on housing prices.

Banks charge interest on housing because land tends to get more valuable as the surrounding areas get developed, which was the reason Adam smith hated landlords.

But instead of feudal landlords today, its banks that take what they didnt earn through charging interest on mortgages.

Government policy in neo-feudal Indian hellscapes like America are created by this class of parasites who want to extract wealth from the economy through usury (lending, stocks, insurance) while contributing absolutely nothing productive.

The central banks that dictate policy are controlled by america, which is ruled by zionist financial parasites.

Helsinki, which is the only place that has a growing population, +300k
Anywhere else near civilization, 100-250k
Middle of nowhere,10-50k but the homes are rotten pieces of shit built 100-50 years ago and need to be demolished.
And if you buy a home outside Helsinki and other few bigger cities, there's a good chance the entire town has an average age of 75 and has no services.
Everyone with any inkling of wanting to work has moved to the capital, as it's the only place with growing amount of business.

>>535128871

We don't have any real functional homes in that price range, the description says it's sold in "demolition shape"
You'll get black lung from all of the mold in that home if you live in it and it's likely cold as shit during the winter.
The only reason it's even on the market is because someone's grandparents died and they need to get rid of it.

Banks charge interest on all loans, not just housing based loans. Land doesn't get more valuable, inflation makes money less valuable.

>But instead of feudal landlords today, its banks
No, its corporations and municipalities that actually own the land and charge the occupancy fees and taxes, you don't own a house when you buy it from a bank, you just sign a deed lease with the municipality or incorporated entity that actually controls the land.

>The central banks that dictate policy
They don't dictate the policy, they are at the mercy of congress and state congresses who decide the rules of incorporation and how land gets divided among the controlling corporations.

Ofc land gets more valuable as the surrounding areas are built up. Do you think the land that was originally new York when it was undeveloped has not increased in value now that its a major city? What about when a bunch of africans ruin your neighborhood like Detroit? Does that not decrease land value in your mind?

> muh municipalities
Land tax is the best way to raise revenuefor governments. Anyways what's the problem with taxing land? Youre ok with paying usurers for it but not paying for local government? Why should all the increase in land value go to banks instead of the government?

>Youre ok with paying usurers for it but not paying for local government?
People aren't forced by the threat of imprisonment and death to take loans, they are forced with the state's monopoly on violence to pay taxes.

>Why should all the increase in land value go to banks instead of the government?
Banks are also taxed and give a bunch of their money to governments.

owning an apartment that i paid cash 5 years ago, so a bit before the price rise up crazy in Sofia i would agree for a market crash and prices to plummet

Sure i would have overpaid for my flat but i could also buy a bigger apartment for cheap and my friends could afford to buy and have families

Speculating on real estate is inherently bad and i say this as a homeowner
