Unless you're renovating the whole thing, surely repairs would cost no more than $50k at most. Probably something more like $25k. Probably something more like $15k. If it doesn't need a new roof, you could probably just move in.

I work for a large landlord and deal with repairing houses and larger rental buildings all the time.

Just a few things:
>roof: 10k
>septic: 10k
>mold requiring drywall replacement: 20k
>leaky basement weeping tile repairs: 20k
>new siding: 20k
>new porch: 10k
>windows: 10k

Without doing an inspection I don't know how many of these things would need to be done imediately, and how many would need to be done in the next 5-10 years.

Like I said if you're fine with living in a dump, then go ahead. But you might not be saving any more compared to renting a place when you factor in all the potential repairs, and utility bills and property taxes.
But if you want to live alone in peace and isolation then go ahead and enjoy it

Look at the price of similar properties nearby. If this property is 50k cheaper than it should be, there's probably lots of repairs needed.

And if your fine with it, then go ahead. But if you have a woman moving in, she might nag you to paint the walls, replace the porch, etc.
Some people love a fixer upper though.

There are no cities over 90% White remaining in America. Duluth is the Whitest city over 80K at this time, per the last census, and it's somewhere around 83% Non-Hispanic White.

OP's house is located near a creek in a hollow well outside of the city. The main road has no outlet, so you don't have strangers passing by up to no good. Yeah, you can live cheaply in West Virginia, but pursuing happiness is another matter altogether.

You are exaggerating. I visited Huntington in June 2024, found it to be quite a pleasant little city with beautiful parks, big trees, old houses, lots of people out walking around. Not very friendly, but that's how the Ohio valley is. People are curt, aggressive driving is commonplace, and most people seem unhappy with their lives, whether they are corporate wagies or unemployed strooglers.

Eastern Kentucky feels a bit more developed than Southern WV - outside New River Gorge, Charleston, and the corridor immediately surrounding the interstate highways there's not a whole heck of a lot going on - Kentucky you at least have more of a state taxbase from comparatively larger cities like Louisville and Frankfort.

my advice is go rent a place there for the season before committing to a real estate purchase, no matter how cheap it seams if you hate living there it's still a bad deal and you won't know that until you're there

WV is diversifying (finally) but it's a pretty small economy especially around snow based tourism and mining. A lot of natural resource restrictions got lifted by trump, so like him or not he's breathing some life into the state.
