I think the main compelling reason to avoid WV is the health care situation. Health care is fucked up enough in "good" parts of the US. If you've ever experienced a hospital that the parent company deems "for poor people" you'll know. WV ranks in the bottom 5 by access to primary care, preventable deaths per 100k, population vax rates, or pretty much any other health-adjacent topic you may or may not care aboutIf you're in your 20s and no issues, then that's one thing, but if you're retiring, and plan on living to an old age, you probably want to pick somewhere in the top 10 so you don't end up getting claimed by the reaper before you have a chance to enjoy the indolent lifestyle. Unfortunately, most of those are wealthier and more expensive states, so your ultra cheap house scheme may not be viable. Free market strikes again
