I've always found Rec (the first two at least) to be pretty overrated. The first one has a good premise but the overacting from the main girl is so grating that it really ruins the experience. Story felt a little weak at times/rushed, but it had a pretty interesting ending so I liked it. Certainly not the game-changer people make it seem like but still a relatively enjoyable film from start to finish (acting notwithstanding.)The second one throws away any realism and feels like the Doom movie at times. Possession shit was so, so, so stupid. I liked the explanation of what was the origins, etc. but the payoff is bad. Might just not be my cup of tea, but the change of tone just threw me off heavily.
