I've actually got a pretty good pitch for a solid self sufficient semi-communal agriculture community. Build small multi family homes that are a cross between hobbit holes and earth-ships built into the hillside with terraced sides. Collect rain water, grey water, and what you pump from the well to maintain a small aquaculture. Build a ring of these small complexes around a center area where you keep herds of animals grazing and pasturing, moving around from the sections of that inner pasture. Use government grants for local habitat reclamation in the inner-inner pasture area, with wildlife corridors running through the area. Start a small orchard in each lot, and a three field rotation system for a farmstead. get a couple of pigs, goats, chickens. Set up windbreaks that you can constantly coppice, burn the wood to create potash, feed that, manure, and compost back into your soil and the surrounding area. Each individual compound has more than enough to be self sufficient off the land, so you take all the excess, and sell it to high end markets as frou-frou artisan organic whatever. Orchards, honey, and grapes can all be fermented so you can market the winery thing, its a self contained low impact kitch thing, so you can bring in eco tourism, and you can farm government grants for ag research and habitat reclamation. In theory its infinitely scalable, modular, and adaptable that you can just modify the basic plan for whatever region you're in. I just need seed money to get a real business plan together with some research, and I'm pretty sure I could sell it to enough investors to get the money for a prototype going, within 10 years of breaking ground the operation should begin to show a profit.
