It reminded me of memento and shutter island a bit and some other movies with this trope. And third was the last tape, how did he know how to get to the house? The hat Alice was wearing was there too, it’s clear it was his hat. The house was his base of operation, he made the tapes and he did the crimes. I think he made the fat guy help him make the tapes too, I’m not sure about that tbqh
