There's also vastly reduced risk of catastrophic tenants (extreme alcoholics, druggies and so on), since college students need to be somewhat functional to pass the courses (again not to end up thrown out). And even if there's a college house party, if anything gets broken you can just tell them its their responsibility to fix it and they will (through their parents), unlike alcoholics/narcs who'll just wreck the place and get evicted. Risk of someone ruining the apartment by smoking inside years is vastly lower than with alcoholics/narcs as well.
Get a job with a 10×4 schedule. That way even if you're too tired to play vidya when you come home from work you still got 3 day weekends to play vidya
