Isn't it obvious? ghosts are something along the lines of a remnant of a dead person who is stuck in the mindset they had they were alive - they can't really adapt or learn. They're stuck in their perceptions of the past.
The ghosts want to stay in what they view as their home - their property. For example, ghosts will pass through walls of a remodeled home because they are still living in their memory of the old house. Framing it as ghosts magically sense lots is disingenuous.

Ive honestly thought some of those types of episodes occur because its a time slip not a lingering spirit.
Like somehow someone in the 1920s saw me looking at him from 2001 and we both locked up and looked puzzled but he shook it off and i ran outside to the car thinking someone was upstairs in our house
