Its like 3k a month to rent a nice house which is a big % of my income. I feel like i want the flexibilty to move and job hop so i rent. Will the kids hate me for this?

You're overthinking this. Your kid won't know/care that you're renting until he's a teenager at the earliest.
No, what's going to stunt him is not being able to keep his social circle throughout his formative years because daddy needs to job hop to get a $5/hr raise.
Every time he has to start again, a little part of him will die. Some restarts will be okay. Others will be awful. All of it will embitter him, and set him up for a lifetime of not knowing how to manage durable social relationships.
His school performance will of course suffer as different school districts do things in different orders, so he'll study some of the same things multiple times, and completely miss foundational concepts that'll hinder him as he struggles through higher education, should he dare to.

It's better for kids to stay in one place, as making good friends can take multiple years.
My mom for some unknown reason kept switching my schools like every 2 years as a kid, and I never made friends at school until high school where I stayed for 3 years.

Consider how long it takes to break even just oayong cash for a house vs renting. In my area I would need to rent for 12 years to match the price of purchasing a home fore cash. During that 12 years you will most definitely see all kinds of breakdowns requiring maintenance and repairs. That's going to require a lot of funds. Oh there are also property taxes and insurance.
The big advantage of ownership is that you build equity and you can take loans out against ypur property if you need a sizeable sum of cash for some reason. Probably the reason is to fix your old ass house.
Factor in that you're mostly paying interest for many years into a 30 year mortgage and you're just jot going to beat renting.

realistically it takes about 40 Years to be in good profits if you buy a house.
buying a house is mostly for your descendants.

I moved once, at 5th grade.

I think it stunted me socially but made me really focus on school at a pretty formative time. Probably turned me into a much bigger nerd than I would have been otherwise but also was a top 10% student without really trying come high school and set me up to continue into engineering with relative ease.

So there's probably some pros also, depending on the kid and their parents push for them to succeed academically. Had I moved and just fucked off and stoped trying then I'd probably not do as well in life
