Yes and good for you. On the down side you'll still psycho property tax and other taxes as they steal more of your money through "inflation"
But nice if you can pay the house off.
And hopefully we'll find a solution to the other issues soon as well.

depends which is higher - the mortgage interest or your expected return if you invested the money
> S&P 500 annual return last 20 years 11.095%
> gold annual return last 20 years 11.51%
if your mortgage is less than this and you invest the lump sum you end up with more
>>
>>61459222
Chances are with this collapse all mortgages will be wiped out anyway and you'd regret just not using the money to load up on more shiny.
>>
>>61459331
I’ve thought of this, so what happens to the homeowners? They just get to keep their house? They wouldn’t be able to afford property taxes in the hyperinflation scenario. I’m up in the air with buying in March April. Feel like we get a very brief housing crash with people who bought too much house and get laid off

The “taxman” would be palantir drones. Idk, I don’t really see that specific scenario. No utilities either I assume… If you were in my shoes you’d buy in the spring? I go back and forth day to day. Someone posted their Franco coins last thread and I found this cool video. The short lived European 1960s silver rebasement with countries like France, Germany, Austria and Spain is quite fascinating. Even Australia launched an 80% 50¢ piece around 1968... Its almost like they expected us to go back to hard species but then it sputtered out.

dumbarse, paying off his mortgage gives him something more valuable than a hunk of metal you need to buy a safe for, then never sell. Equity. He can use that equity on the house to buy something else of value, like a second property, or start a small business.
>>
>>61459347
actually bad news, if that ever happened, the only circumstances that would keep mad-max with loads of niggers from happening, would be the bank seizing your house to pay off their illiquid debt.

Banks at least in my country, on paper can seize your property just because they think you wont be able to pay it off, even if you're making repayments.

In Weimar they revalued mortgages in gold, it raped everyone. If you think they won’t absolutely do this again and just let go of their mountain sized golden goose death contract racket then I don’t know what to tell you.

They 100% revalued mortgages in gold during hyperinflation in Weimar. If you're paying 35% of your income to you house pay it off first. If everything hyperinflates atleast you'll have a house with no payments. I paid mine off this year and it feels good. Fuck I even got laid off and didn't fucking care. Found a job 1.5 months later and didn't miss a beat. During the time between jobs i wasnt worried because i have no bills. The best investment is a solid foundation you can fall back on in hard times because we all have them.

What I am making of the bond situation is that there’s a mountain debt and not a lot of productive money in the economies of nations to pay it off. Moodys, S & P, and Fitch downgraded the USA already and there’s more downgrades to come. The nearly 40 trillion in debt in the US? If we forced all the oligarchs into giving away all they have to pay it off it would only be 3 trillion. Print, default, cut back spending (lol) it doesn’t matter it’s unfixable and u sustainable.

>what possesses someone to live like this?
Smart people?
Do you think you need to buy the McMansion, the Tesla and drink $10 coffees every day to be rich. The smart tax cattle live below their means and play the game. In Carol Quigly's book Tragedy and Hope, he makes a point to comment on the mindset of middle class American who feels compelled to throw their money away in order to SIGNAL to their peers that they are upper middle class. The poor and rich don't have this mindset. The kind of person who would go and cash in their silver to redo the floors and buy new furniture for some nebulous reasoning is the quintessential tax-cattle midwit.
I assume that pic is 5+ years old? new furniture and flooring would have depreciated five years whereas the metal doubled. By not consuming capital in the present they can have not just a new floor and furniture but also a new roof. Money is weird like that.

>Equity.
There is much speculation that with the downturn in economy will come a downturn in housing values. Equity is based on the assessed value of a house minus what you owe. If the assessed value foes down, you lose that. Period. So if pay off your 500k house and it devalues to 250k, you jave 250k equity - not 500k.

Another 40oz of secondary market silver arrived today. I like ordering "mystery" rounds and bars since you never know what you're going to get. Quite fun to open the package and very low or nonexistent premiums!
>>
>>61460038
The chart says that if you own 36 oz of silver then that puts you in the top 1% of 8.5 billion people. Which doesn’t seem that crazy when you realize that If you evenly divided all of the silver produced every year between every person (and you didn’t manufacture anything else) then that would only be enough to give everyone something like 3 silver dimes.

I understand that this is a silly hypothetical situation but I think it still effectively demonstrates that there really just isn’t that much silver above ground, let alone investment grade. The COMEX has very effectively convinced most people that there is no problem or shortage, and I think this will ultimately cause some huge problems down the line within the next 3-5 years.
>>

Lin Wood said something similar a few years back. Lin said that he got out of the stock market and spent "a very, very few thousand in hard silver." Lin Wood claims to be a "civilian member of Q" so i take his statements very seriously.

If we ever reach a point where all the people on the planet suddenly need silver to survive, most of them are going to die off in a matter of weeks. World population is going to drop to a few million just because nobody has silver and most people can't produce food. Also all our big industrial farms and ranches are going to very suddenly shut down because they operate on credit and enormous global markets and supply chains to stay in business.

>that would only be enough to give everyone something like 3 silver dimes.
Interestingly this means a global, classical gold/silver currency standard would be impossible in the future. As in, there's not enough silver to use silver coins in everyday transactions. Of course this is no problem in the digital age, as silver dollars in your bank account are far more divisible (you might have one ounce worth of silver at the bank, but you could pay in hundredths or even thousandths of an ounce at stores. And perhaps you could redeem fractions of an ounce for copper coins as well).

Here is the data source table.
One very big problem I have is in understanding what Apmex or the Silver Institute mean by 90% of all mined is lost:
>According to the Silver Institute, up to 90% of all silver that has been produced has been lost to either corrosion or non-recoverable industrial uses. While some silver can be recycled, only about 18% of the silver produced is recycled on an annual basis.
So right now we're talking about 82 million people could hold 36 ozt. I'm thinking about all the people that have say, a set of silver. I inherited my parents' sterling silver set: twelve settings of knives, spoons, and two type of forks, and additional 6 soup spoons, and some serving ware. In total that come to about 120 ozt ASW. Think of all the newlyweds that have asked for silver ware, then think of all the investors, then all the dealers. I just have a hard time believing half my parents' silverware would be enough to put me in the top 1%.
Then I've pointed out that silverware and perhaps even invested silver ("I'm passing it on to my children") is held by one member of the household: the head. An average family of 3.45 means that's a factor (in the math sense) to multiply how much you'd need to top 1%: about 125 ozt. I find this number far more credible.

What individuals have is a tiny fraction of all the money out there. Probably for every dollar I need to survive there's another million dollars floating around in the background keeping me fed and clothed and housed and entertained.

if you take all the money in the world and divide it by gold and silver stocks we'd be trading molecules, not grams

>only about 18% of the silver produced is recycled on an annual basis
Frustratingly vague language.
Either 18% of annual production comes from reclamation, or 18% of annual production gets reclaimed. That's a difference of 36% of annual production, depending which way you interpret that.

The U.S. debt clock guy says there's 357 paper ounces to each physical ounce. So a market cap of 60B ounces means there would be only 168M physical ounces, which seems so wrong that either he or I must have made a mistake.

Picrel says a middle-class house in Germany cost roughly 3,500 ounces of silver in 1914.

<https://babel.hathitrust.org/cgi/pt?id=nnc1.ar00249491&seq=6>
This link shows a catalog with costs of building a house in America in 1914. The first one, labor included, cost roughly $1,083 which is 838 ounces ASW. This does not include the cost of land.
>>
>>61460557
I failed to read properly. The first house listed is about 1,737 ounces troy ASW. It's 19'10" x 38' and 2 stories, which is around 1,500 square feet and has a remarkably similar footprint to modern townhomes/row houses. This does not include the cost of land.

I'm beginning to wonder if "making it" simply means affording a modest home when no one else can.

My mind goes something similar.
I'm quite certain that having even a handful of acres with a garden/chickens maybe a couple goats, with a year or two of food stocked will be worth a couple hundred oz of silver. Im closing in on 500 oz, after that I am seriously considering not stacking at all (barring any major dips) so I can put every penny towards getting 5 acres with a well.
I'd appreciate anons input on said plan.

Because I didnt think captcha would let me post (as usual) I didn't elaborate.

I'm sitting on make it or better silver and some gold too. Been diversifying from bullion into jewelry for personal reasons, but still buying metal. Looking into switching gears to buy some land near family that would allow me to dig a well and grow some crops. Not much, but i figure a few trees for my young ones to enjoy when they're old enough to handle it and some stuff for longer with the house and land to accomodate it all. I'd drastically reduce metal hoarding while working on it, but it'd be a huge bonus to my children to have some land of their own to grow on and to appreciate. Things settle and metal comes back to the buying list. But buying some personal space would be worth its weight in gold when you're trapped in a shithole major city filled with ravenpus packs of savages.
>>
>>61460612
You'd be well equipped for subsistence farming. I think a lot of local farmers are struggling, things like a gallon of grass-fed, no bullshit, actual raw cow's milk costs on the order of $20~25, which most people can't or won't pay. The $5~6 gallons at the supermarket contain much pus, and come from grain-fed, hormoned-up, sickly cows bred to produce milk in horrifying quantities. Big Agriculture farmers also have economy of scale on their side to undercut you any day of the week. Talk to people who are doing what you want to do, see how they like it and what long-term viability looks like. If you need to meet some, try to buy a gallon of raw milk.

The downside of doing everything yourself is that you miss out on positive-sum trading; you don't get the maximum benefits of the production possibilities curve that come with specializing in one field. Like the Mennonites, it will be a hard life of toil, but globohomo cannot touch you because you do not depend on it.

Fellow anons.

A tip for future reference.

If a hostile level of government, one day comes for your silver.

> print a headshot of your favorite family dog.
>place in a weathered plastic frame.
>dig a 3 - 4 feet deep cubic hole, so 3 x 3 x 3.
>place your safe, in 2 (double sealed) vacuum bags, with a large garbage bag around it to make it opaque.
>backfill the hole
>tamp down the soil ad an inch thick layer of crushed rock. Tamp this down to a level flat.
>let settle for 2-3 days.
>tamp again, check level, place rebar over the top, and a slurry of cement to a 1 inch thickness.
>in the wet cement write an epitaph about how much you love your dog, and how we will be missed.
>once dry secure the photo frame onto the cement work.
> strategically throw iron chelates over the remainder of the rest of your property. Spare no expense.

By the time the government think they’ve got all the citizens silver (12 months) they’ll stop allocating the resources looking for it. You just need to keep it safe in that 1st year or 2, pets graves are perfect especially if you red herring the rest of the property.
>>
>>61460887
metal detectors are designed to ignore iron and target silver. You could just go much deeper. Say a 6 foot deep post hole would probably defeat most detectors because there's a limit to how far down they go

but then the cops could just bring in T/R or magnetometer or even GPR and find your stash no matter what you do with it.
>>
>>61460887
if you want to trick a metal detector just toss a handful of washers in the yard. The hole in the center distorts the signal so it sounds like copper or silver or nickel or gold

but given the price of washers it would be cheaper to just buy a few thousand pennies and scatter them around. A penny on the surface sounds a lot like a big coin 6 inches down.

Personally if I'm detecting and I start finding a bunch of pennies or washers I'm going to dig them all up though because someone is definitely trying to hide something. Aluminum foil, pull tabs, I don't care. I'll dig it all up to see what's underneath

we live under anarchotyranny, look it up. The state can and will use all the violence it has access to when it comes to defending its power. When it doesn't use that power (that it absolutely has and tons of it), it's not because it can't, it's because it doesn't want to. The "illegal stuff" out there just doesn't hurt the state's hold on power - if anything, it reinforces it because now you're scared and look for mommy state to protect you from the baddies (it won't of course)

My point is - the state is against you. Not the "criminals", not the "bad guys". YOU. The state hates you. And when the time comes (it will) when the state needs to consolidate power, they will come after you. Your choice will then be to either fight and die on your feet, or be a good goy slave and join the CBDC economical hivemind.
If you think you will just be left alone, you are so fucking incredibly wrong and I will laugh at you when they will come knocking on your door
>>
>>61460960
I agree

last time around they didn't confiscate most gold they just made it illegal to spend or receive. Much easier to regulate it when it shows up in the market instead of getting shot at trying to collect it.

and even if grandpa didn't turn his gold in, he eventually died and his kids probably handed it over.
>>
>>61460971
and last time around, it was pretty much technically impossible for them to control economic activity 100%. Black markets and underground shit were very much alive. Same in weimar Germany - city faggots starved not because there was no food but because farmers refused to exchange goods for fake currency
It's going to be different this time. They already have the grid pretty much in place, they just need to click the button. They'll pull another fake happening like covid to justify the passage to CBDC and mandatory digital ID. Good luck trading our silver with the system after that.
It's either live 100% outside the system (and constantly fight with the system for survival) or give up and join the gay hivemind. Here's an excerpt from the now famous "you will own nothing and you will be happy" essay:
> My biggest concern is all the people who do not live in our city. Those we lost on the way. Those who decided that it became too much, all this technology. Those who felt obsolete and useless when robots and AI took over big parts of our jobs. Those who got upset with the political system and turned against it. They live different kind of lives outside of the city. Some have formed little self-supplying communities. Others just stayed in the empty and abandoned houses in small 19th century villages.
They know somebody will not join their faggot technoslavery empire. Note the "19th century villages" - why? They will lock everyone else in their smart cities and leave us to fend off for ourselves. Question is how much they will fuck with us after that. Either way, our gold and silver will buy nothing in the system.

The reason ICE cracked down is because overall they expected civil unrest during the fiat transition which is why they imported brown third worlders at breakneck pace. They needed to divide and conquer everyone and everything. If the cattle are fighting one another this allows the government to swoop in under the guise of security. The reason ICE is working overtime is because the true racial integrity of the US (high intelligent whites and east asians) are on the decline in record paces. They needed to even the odds so it's not so one sided once SHTF. Sorry for my circular logic. Just know everything is divided and conquered. The old vs young. The whites vs brownies. Belief in changing yourself for the supposed better vs hedonism. Rich vs poor. Stackers vs non stackers. History shows that we are all living in a giant psyop matrix. In fact I actually respect the chicken swingers for putting a handle on the horrifying cattle and suppressing their base animal instincts. But soon even their best countermeasures will be nothing in the face of a missed meal. In a few years Shenequa will be knocking on doors for neighborly rations. You can't trust government statistics either. Things are much much MUCH worse than they will say they are. You think the Silver Institute's measly 200 million deficit is correct? Ha. Think 700 million, annual. Whites are only in the 40% of the total US. Stackers are actually even more rare than you are told. Think 0.03% of all people are stackers. 90% of everyone is in complete lifelong debt but cope and put on fronts to hide it. It is going to get so bad and it will happen instantaneously.

It was instant realization. It didn't take any thinking at all to see it clearly. It's blata6 obvious when put in context with everything else they've purposely done.
Of course normies can't see it and they just cheer it on like slavoring fanatics at a soccer ball tournament

it's so fucking bad, it's like that everywhere. Only plus is that burgers have weapons, but the situation is so bad I'm not even sure they will help
> zero trust societies, zero social cohesion, full atomization
> foreign invaders taken in by the boatloads and given special status
> state capitalism in full effect, central bank decides who wins and who loses
> media completely controlled, politics completely irrelevant, all choices taken somewhere else
> internet soon to be locked down, digital ID. Jail for a facebook post while ahmed rapes and steals
> normies fully cattlefied, they gave the arm for a free burger and promptly forgot about it when new psyop came up
I'm not really sure what's gonna happen, but nothing good. I stack hard, don't get me wrong, but this is not something that you can save yourself from by burying some shiny metal in your backyard

I foresee we arecalready living in Elysium (matt Damon movie)
With wealthy elites well above us virtually living in a gated community insulated from the cattle.
The cattle already living in a Hunger Games world.
While msm narrative and govt corpo actions continue to weaken, divide and further enslave the planet
The Internet is already dead.
I remember using the Internet in college years mid to late 90s. It was like the wild west open world adventure and you could access anything and everything in a free form non targeted non adcentric non sociallyengineered way with copious raw results straight from the source.
Today's Internet is a playpen with a few select toys meant forimitrd constructed narrative.

>weimar is just one country

It was more than that, Anon.

It was a nation of people the jews hated and despised. Because of their intellect, their social cohesion and their societal prowess. And as always the bad guys sought to debase and destroy those qualities.

Weimar was a time when those bad guys had near absolute power. And used it to the fullest with hardly any pretense or fear. Weimar is what you get when they rule with impunity. A nightmare society utterly contrary to good and God.

If you don’t think that’s what you live in - and will see grow exponentially worse in your homeland - then son I have a bridge to sell you.

Also take in account if you (mean you all) want ti inform mass cattle/our cociticens vie flyers or leafets, consider near each printer, copy machnie (as far I know already had it pre 2003) has some kind of "watermark" if you print your paper leafets out. Mostly the type, fabricant, number etc. of the machine is printet out too in the form of additional paint pixels blend into your actuall tect or pic. When using micoscope/enlarg they then can track it back. - I plan to buy some more gold coin this year, but not got money yet, maybe a 1/oz Britannia or 1/10 Philharmoniker but with Schilling nomination not EUR, to have some more diverse coins. Buyed enough this year, for a poor person me think. Next year winter or spring I might order 1oz gold bar when the January rip off of my bank account is over to see how much can afford. In DE most people are out of money after December and long January month, plus less work is there then and prices rise up. March-April is more stable then to buy if earned money until then. Always calculate that some extra unforseen cost may appear to rip you off, like insurances up, health care, or you get sick [=work paused] or actuall less work = income. Keep always som thousands in reserve (cash and bank account), back hand so less surprises may await you.

1. no, there are other elements to the equation, my equity is roughly half of that figure, in australia that is.
2. housing prices are not going to drop ~50% unless niggers/arabs take over your neighbourhood.
Its a finite resource, one of the only finite resources you can actively use and both save money and create wealth with, there is no reason not to buy property unless you live in a failed state. It will always, ALWAYS, go up in the long term, unless you do something retarded like buy an apartment, a concrete box in the sky isn't a good investment.

No, you aren't going to convince anyone that buying gold or silver, putting it in a safe, and never sellling it, while watching the price of it slowly go up, mostly in line with inflation, over buying a HOUSE, like i did.

I'm not defending retarded docs, but all medicine should be seen as a tradeoff - (usually) large decreased risk of something, with a (usually) minor increased risk of something else.
BP meds are the same, you reduce your chances of getting a stroke (which is arguably one of the worst things that can happen to you) at the risk of developing other lesser shit. It's always a trade deal.
I'd take the bp meds tho.

For me, its not that I completely reject modern medicine, I just don't trust them anymore.

I trust my plumber. I've worked with him long enough to believe he knows what he is doing and won't rip me off. If he says a pipe is broken and needs to be fixed, I don't demand to walk through the sewers and see it for myself. I tell him to do what he needs to do and I'll write him a check.

With doctors, I assume that they are both stupid and unethical and are acting as a pharmaceutical salesman. If a doctor tells me I need a bandaid I'm going to question everything from If the glue is a carcinogen to if he is getting a kickback from the manufacturer. If I take penicillin its because I decided I need penicillin, not because he recommended it.

Silver is a springboard.

You're correct that silver will not make you a millionaire. It will be valuable compared to everything else due to the suppression it's only just now breaking out of. No, you're not going to rival a Rothschild with a 500 oz. stack. What you'll get is a boost with that stack. Given that the average person can't afford a house right now, buying a house rather than renting from BlackRock is a huge step up. I speak for myself when I say I'm stacking for the rest of my life. I'll switch from silver to gold as the ratio closes. But the goal is always the same. Fiat is a trap. The only way you'll retain value without it being inflated away is with PMs.

There's been a lot of ballyhoo among stackers that silver is going to be some wild ride involving untold riches and kingdoms and so on. This isn't how it will play out. Any stacker will be head and shoulders above the average person by orders of magnitude, but that doesn't mean you can do whatever you want. Will you be in a better position to get property? Yes. Are you getting a harem? No. I'll tell you my two main goals for my stack: Property and a car.

Be realistic.

All of that said, I'm basically all in on silver because I think triple digits is coming.

I'll probably reserve several coins so I can get a pre-shit Rolex (before they became Chinese trinkets).

That’s fair, but arguably as well silver production is in a large deficit, with more applications coming as technology advances. Good example is sold state batteries which are going to be used in electric vehicles starting 2026-7. I think it isn’t speculation with regards to the GSR, but potentially misguided. Silver is traditionally hard to purify, so older civilizations had a higher value associated with it. I expect to possibly see 30-40 GSR, but likely not lower.

Think about it though. You can only divide gold so small before it makes more sense to go to silver. And you can only divide silver so far before you should go to another material. Copper fits that well.

>1. no, there are other elements to the equation,
Considering "house value" comprises things like location, the property (land), accessibility, etc., I'm wondering what other factors go into calculating equity beyond house value minus what you owe. Can you elaborate?

>2. housing prices are not going to drop ~50%
That was an example figure so the math is easy. The point being that if a house loses value, the equity is lost too.
Housing prices aren't the only factor eating at your investment though. For instance, I pay about $10k/year in tax on the house. That means the house has to increase that much just for me to break even if/when I sell. And of course maintenance, whether you hire someone or buy equipment yourself.

>you aren't going to convince anyone that buying gold or silver...
I didn't mean to imply that. I was singularly addressing the risk of relying solely on the value of the house.
I'm always for diversification. PMs should NOT be a single point of investment.

Nice haul. USA has negative premiums on junk because of refiners refining 999 into comex bars so junk basically cant get refined right now.

What was the total price?

Why are you pretending we are in the same country? Canada has no talk about silver being a money metal. Silver is totally demonetized here.

I know when you withdraw early its classified as taxable income and you pay a 10% penalty on top of that but surely the penalty is only on gains right?

I wonder if you could make a profit buying junk silver and purifying it. Probably not or some big operators would be doing it already.

They do refine. It is reported that they're just not doing it right now, as there is a need for speed - to make Comex ingots.
Prospector's might still be refining for us low-lifes.
