From what I've gathered there's been a quite a sizeable shift to market participants to more long-term passive investors that buy regardless of anything and going down is more of a dip buying opportunity, meaning that there's always more of a demand and less of active selloffs, so the dips are just so much less prominent and shallow, so your market corrections are much less violent and the scenario of a bank run is all much less likely as the amount of people being reliant on day-to-day market value is heavily decreased and the long-term participants would see that as a buying opportunity instead.

That's not to say that bear markets and crashes won't happen and won't be severe, but my suspicion is that everything will tend to be much smoother experience with much less peak and valleys comparatively speaking.

Either way unless you look at individual stocks to gamble on, then don't loot at the charts and just put your chips in as timing the market looks much of a worse idea than it ever has.

A lot of places its so much cheaper to rent because of property tax, HOA, mortgage interest, and home insurance.
Rent is irrecoverable but so are those categories. There's always some big boogeyman right around the corner, that's pretty standard. There's always a reason why it's the wrong time to get in, where you can try to time the market and maybe succeed, but by the stats most people fail and the overall lost opportunity cost of waiting is higher than the gains. Maybe you can succeed, but you'd be pretty much gambling in a game, where the odds don't seem to be in your favour. 1. It doesn't make sense to own a home alone, you get enslaved to maintenance whereas with a rental I can treat the place like a ginger step-son .
2. Homeownership doesn't make sense at current costs compared to holding your equity in stocks. Especially in a city. Doing the math on this is something everyone who holds stocks has done multiple times but even with leverage the material risks and maintenance is ridiculous without even getting into the fact that there's few levers left to raise prices even higher.

I'll probably buy a home outside the city in a couple years when I have kids with my girlfriend but that's mostly about getting good schools, the environment and simple space. Property-as-an-investment hasn't made sense since 2008 unless you're just looking to park your money.

At least that's how I understand it. The underlying litigation has to done with NEPA which requires environmental assessments but must also weigh economic value. The neat thing about Nepa is it is purely procedural. The environmental impact statement must be completed and it could say the environmental impacts are very severe, but regardless we think the mine should open. Could be a 100 bagger if everything goes right but there are a lot of hurdles.
