Looking to a buy a cheap place in rural Australia.

The ceiling of the home looks like this. What am I looking at? If it is mildew, or even mold, does it look like it penetrates deeper than the surface?

I tried wiping some off and it came off easily, no issues. As if it was just oil splash or something. But by appearance that's deadass toxic mold that will cost thousands to fix, possible tens of thousands if it's into insulation above the ceiling plasterboard.

I need an expert but the house is only $200K AUD so I'm not gonna get a building and pest inspection done. No doubt the house has problems, but a toxic hazard is my hard line and visual inspection by a trained eye should be enough.

I know the roof itself was replaced recently after a storm, funded by insurance, so not super worried water is penetrating that way. One of the few trustworthy parts of the house

Yeah, that looks like mold. Very light. Looks surface level, probably caused by condensation. Personally, I wouldn’t be worried about that, we get that here from time to time. Mold is everywhere.
