How do I buy a home? I never learned in school. Do my chances of getting a good home loan increase if I'm married? I'm engaged but I need a home as a top priority, I'm sick of renting. Do I just pick a good one out on Zillow and tell them I'm interested, and do what they ask me to do? I'm not going to /adv/ it's full of zoomers and I need actual experienced advice. Also can I pretend to be j*wish to get interest-free loans?

Three factors on getting a loan
>your income
>you being credit worthy
>your down payment
pick two

So you can compensate for lower income by a larger down payment or you can compensate for a poor credit history with a larger down payment as long as you have good income. The rest is just money and tons of fees. Note: this was a cheap recession house. Real houses are ten times the price. now.

Larger income will let you borrow more money. If you want to count your wife's income, hopefully, she has a good credit score.

You probably don't want listing agent (selling agent) also representing you. That's just too much of a conflict of interest. You want a buyer's agent. An agent that has a primary obligation to you, to look for your best interest. Ask around. Ask your friends. Ask your employer if they have a relocation team. If they do, ask the relocation agents for a recommendation. Just picking any agent will probably not work for you.
Some agents will want to get you on paper as a buyer before they talk to you. If their first act is "sign this", before they understand your needs, your budget, your desired living area, that's probably a red flag.

When you settle on a house, get a buyer's inspection done. Can't stress this enough. A competent listing (selling) agent might have a pre-inspection done, but that was done by somebody getting paid by the seller. The home inspector you hire will have less incentive to gloss over stuff.

Also,
- be realistic: yes, everybody wants waterfront with 2 acres, 3-car garage, and an elevator, but are you prepared to pay market price?
- don't be "spreadsheet guy" who has a spreadsheet that computes useless numbers (cost per sq. ft., cost per room, whatever). A home isn't numbers. It's the neighborhood, the commute to work, access to schools, access to stores, services available, etc.
- Zillow / Redfin / etc. pull numbers out of their ass. Take with LARGE grain of salt.
- your first home probably won't be your last
- be honest with yourself: are you _really_ going to remodel that kitchen? are you capable of fixing that roof yourself?
- when you are young, things like schools don't matter as a _buyer_ but really matter when you are trying to sell your house. So, buy with an eye towards resale.
- visit the home you are thinking about buying in off hours. Any barking dogs at night? What's the morning traffic like? Afternoon traffic?
- how far is the nearest grocery store? hospital?
- who handles utilities (gas, electric, water, cable, etc.)
- sewer or septic?
- pull crime info
- any registered sex offenders in the area? (your sheriff's office should have that info)
- is the home part of an HOA? what are the dues? What are the rules? If HOA is in play, and you write an offer, ask your agent to put in a clause that gives you an "out" subject to your review and acceptance of the HOA minutes for last 6 months. I almost bought a house years ago that was in an HOA. Upon reading the minutes, it was clear there were a couple of tyrants running the HOA. Fines for garbage cans out past 6pm on pickup day. Fines for garbage cans too far from curb. Stupid shit. Bailed on that offer.

It will be surprisingly little. By yourself, you probably wont be able to borrow much unless you have something to borrow against, like a lambo.
With someone else, youll be able to go for things like 3 to 4 times higher, the price of actual houses.

Banks really want full time jobs, care little about other shit if you dont have a ton of debt already. They really want two people on the mortgage.

You cant get mortgages for houses that are fixer uppers easy for the first time woth nothing to borrow against, which sucks. Because thats most of the people who could fix fucked houses.

Try to find a mortgage broker local to you, I knew a realtor from my last couple rentals, she hooked me up with her mortgage guy, and the realtor and broker took care of everything but moving the furniture.

More income is better for the loan. If both your names are on the mortgage, it should be the same as if you were married. If it goes south though, people always say it’s a mess trying to split everything up without a normal divorce.

See above, ask around if any friends or farmily know a realtor who works the area you’re looking in. You tell your realtor you want to look at a house and they’re talk to whoever is selling the house and set you up. Also your realtor can send you properties that may not be listed on the usual websites.

I got a $20k interest free loan towards my down payment. I don’t make payments on it, I repay it when I sell the house. It allowed me to come in with a fatter down payment and make my offers more competitive. Ask the mortgage broker and realtor about programs for first time buyers, the one we got was for first time buyers in any like first responder/essential jobs like police, firefighter, tons or medical field jobs.

Interest rates suck right now though. You would be surprised how much you’re paying on interest the first few years. That’s why you should talk to a realtor, find the mortgage people or bank they like to work with, and you can get preapproved and get a breakdown of everything. I was tempted to go through Wells Fargo for my mortgage, got preapproval from them as well, but I’m glad I went the realtor’s guy because he was responsive and closed fast and the rates were the same.

Also fun fact about my interest free $20k loan, I used to be able to see it on my mortgage payment info, like it was a second loan with no payments ever do. At some point it fell off the page and I haven’t seen anything about it in like a year. Wondering if the state forgave that loan. Guess I will find out when I sell or refinance.

Also OP, even if interest rates suck, you can refinance if/when they go down. I’m currently waiting for them rates to drop, I wish I woulda bought a couple years earlier than I did but I got preapproved right before another rate increase or two. If you get a 90-day preapproval, you should be locked in at that rate if the rates go up again.

Also make sure you and your girl are on top of the credit score. Pay stuff down now if you can, maybe open up a new card before going for the mortgage as long as you don’t have new accounts already. I’m sure /biz/ has lots of advice on credit score.

i'll give u a tip, get rich, it makes the process much easier, you can just buy something cash. And idk it is really a balance between where you want to have it and how nice you want it. A big house out in the country is cheaper than a studio apartment in a big city.

I got sick of rent increases. I bought because I figured even if the mortgage isn’t great right now, either Bidenomics inflated the currency 100% and my house is worth near $1mil or Trump slashes rates and I refi to a lower mortgage. I pay increases on homeowner’s insurance which is whatever, and then property tax is capped at like 1.5% increase per year. It was amazing seeing what the previous owner was paying since she signed that mortgage 20 years ago, and she walked away with a nice stack of cash when she sold and had enough to ourtright buy a nice retiree condo somewhere.

Also I watched rents on 3/2 houses in this area go from $1500-$2000/mo up to like $3500/mo in 10 years since I moved down here. I’m tired of that game. If I have to move, I’ll keep this place and rent it out like my next door neighbor just did, he’s getting $3500/mo for his place and he bought a new house with a larger lot one city north. Previous next door neighbor had a similar strategy, he’s a boomer on the edge of retirement and has 2 or 3 rentals because every 10 years he upgrades and starts renting the previous house.

Have you ever bought a house? There’s so much goddamn paperwork to sign. I had carpal tunnel by the time we finished closing. It’s all a ton of legal bullshit.

Now the one who I don’t quite understand is the closing agent. I met the lady once. I dropped off a ton of escrow money with the person at the front desk of her office, and then she shows up at closing with a giant stack of paperwork and a notary stamp and was dressed nicer than any of the realtors for sure.

Anyway I’m with you on the high class roasties like those Manhattan bitches with dog purses on the Netflix show working for that guy Ryan who totally isn’t gag. But depending where you live, these realtors are selling $100k-$500k homes. What’s the breakdown, 6% for the realtor? So 3% for the buyer’s realtor, 3% for the seller? $7500 on a $250k house. A buyer might see a dozen houses, that’s going to be like 3-4 half days of work between phone calls and scheduling and some miles on the car. Then every offer the buyer puts in has to be a couple hours in paperwork. And then one of the sellers accepts the offer, my realtor did tons of communication with the mortgage people, she showed up for some of the lesser inspection stuff that I didn’t care about enough to take a day off work, hell she even scheduled a bunch of that stuff and I didn’t have to do shit. And she got me bids from homeowner’s insurance companies and estimates on some of the stuff that came up in the inspection. Akd I actually bought the house. For every serious buyer, they must have a bunch of people who are looking around or who have problems with closing and the realtor wastes at least 40hrs worth of labor for no payout at all. Lots of them earn their money.
