To a lesser extent it's first gen immigrant kids having babies of their own and moving out to areas of appalachia within 3 hours of the city because those areas also have dirt cheap SFH. YIMBYs consider that a success because that empties out buildings which can then be sold at market rate to people from kleptocratic countries who need a place to stash the stolen money in case the US Department of State decides it's time for a change of leadership

The people moving out are people who can’t afford to live there.The people moving in are millionaires who can afford it.New York only built 12k housing units last year which is a pathetic trickle.Also, housing supply isn’t local-only, it depends on the entire country. If the entire country’s in a shortage and housing costs are going up nationwide, that’ll affect New York. Simple as.
