Real estate is a big factor here. Billionaire owners also play all sorts of tricks. The rest comes from Americans being very consumption-friendly and the sports allowing a lot of ad time. Also, they are all franchises that function in systems all about generating profit, as opposed to football clubs that can get relegated or miss out on international competitions. That and the salary caps etc makes American franchises more stable and valuable

Here for example, building a stadium is a more risky move, and you cannot expect any club with vague Bundesliga ambitions in the 2nd tier to have a >50,000 seat stadium, already because not every club has this much pull they can calculate with. But the cream of the crop of football can obviously surpass the NFL. On league average, though, it is downright impossible
Attendance has become a bit of a meme anyway. Borussia Dortmund averages 81,500 every game, they could fit in considerably more if they had a stadium of the right size. But they probably make half the money from stadium guests as the least profitable NFL team in this regard, simply because ticket prices are so low here and because they have comparatively few (and old) VIP boxes and all that modern consumerism stuff
Meanwhile, NFL franchises have begun to build their new stadiums smaller in capacity but filled to the brim with commercial venues - and the lower amount of seats means they can charge even more for tickets, making them more profit. That would obviously never fly here. The only football league that could even think of doing that is the Premier League
