So you have $400k*.2 which is an $80k down payment meaning you owe $320k principle. On a 30 year loan you're going to be spending the first ~12 years just paying down the interest on that 4% rate, past those 12 years you'll start paying down the principle meaning that if you need to sell your house, as long as the market isn't in the trash, you'll be able to make some profit instead of having to put the entire sale price into paying off the mortgage.
a 30 year at this price/rate is going to have you paying $230k in interest bringing your total paid to $550k for a $400k house.
now lets say you just purchased a house and you win the lottery before your first payment, if you decide to pay off the entire remaining $320k loan you would be losing out on taking that $320k chunk and putting it into something simple that tracks the S&P500 for example.
on a low estimate only gaining 6% interest year over year, that $320k would grow to $574k at 10 years, $766k after 15 years, $1m at 20 years, and $1.8m at 30 years. a more reasonable 7% year over year would have that at $2.5mil by 30 years.

tl;dr don't pay off your mortgage, invest for retirement.
