Coruscant is the capital of the galaxy. It's a planet-wide city layered in endless tiers of infrastructure, every inch of space is developed, and real estate on the surface (and above) is so valuable that buildings don’t stop at 100 stories, they stretch into the clouds. So explain to me this: why is there a quaint, single-story diner squatting uselessly on prime surface-level land?
It's a one-story building surrounded by monolithic towers. Are we really to believe that no developer, no city planner, no landlord has thought, "Hey, maybe we should put a 900-story office complex here"?
Unless Dex has the political pull of a Hutt or is hiding some sort of blackmail data chip on the Coruscant zoning board, there's no in-universe reason he gets to waste that space. Even if he owns the land (questionable), why wouldn’t he lease the air rights like literally every other building owner on Coruscant?

The Fifties aren’t a time. They were a place. A string of artificial mining colony stations in a kyber rich asteroid belt, near the mid rim. So named because no matter how much they expanded, due to mining disasters destroying older stations, there were always fifty of The Fifties.

By the time Luke, Obi Wan, Chewbacca, Han and Ponda Baba were all enjoying the Jizz Wailing of Figrin D’an and the Modal Nodes Fifties revivalism was enjoying a nostalgic second revival. In yet another unrelated, ironic coincidence, this was fifty years after The Fifties had been destroyed by a tragic chain of fifty explosions caused by fifty unrelated mining disasters.

This would make Jedi Master Mace Windu’s lightsaber the last remaining example with a purple blade. With no more naturally occurring purple kyber crystals to be found anywhere in the known Galaxy, it sky-rocketed in value, instantly becoming a fine addition to any prospective buyer’s collection. A “collection”, of course being the collective noun for a group of fifty or more lightsabers.
