Depends for what purpose.
First of all we gotta understanf what game engines do. Most people don't, because look at Catherine. That game was made on an engine where they said climbing was flat impossible, and it's all about climbing puzzles.
Second, making your own game engine from scratch when what you're doing is already easily covered by an engine that already exists? That's gonna be more expensive than just licensing one that already exists.
However there are times when making your own engine is more practical, for instance trying to use Unity to make a 2D game is gonna break your brain in half. Genuinely easier to just make your own engine there. Don't listen to Unity tutorials, they suck.

I think it's safe to conclude for now that free engines that only charge depending on the success of the product are not economically viable. More and more studios are ditching their in-house engines in favor of UE each year. Epic can afford to lose money for a bit while they increase their market share. The industry consolidating underneath one game engine is a disaster waiting to happen, it's like watching an insect walking across a venus flytrap. Sooner or later there will be no viable alternative to UE, and that's when the flytrap clamps shut and Epic ramps up their cut.

I think the fact its not viable is why its been adopted. If Unity and Epic are effectively massively subsidising game development for developers then everyone is going to use them to save money.

It'd be like if a shop sold everything below cost and was just losing money. Its unviable but everyone is still going to want to shop there until it goes bust.

Unreal Engine in the future will go back to what it once was. A engine licensed only to mid-big size studios. They have the money to pay for the license. Indies will be told to fuck off because there's no money in them. It's just easier to acquire them.

Unity is not profitable. It has never been profitable. Its been tanking ever since its IPO. Unity came up with a solution that no one was willing to pay for, so they're still not profitable. Are you expecting Unity to do NOTHING? Of course they're going to gouge you. Now they've decided to gouge the successful ones because 99% of unity users won't ship their game or get any wishlists, but they'll never be contacted by unity to get gouged because of this.
