I don't think this is normal in other countries but in the US there's a bunch of stuff they take out of your paycheck before paying you:
1) They take out what you've estimated to be your monthly taxes (you then submit a 1040 form in April and if your estimate was too low the government sends you a check.)
2) Retirement contributions
3) Health insurance premia
4) if you're a retard or a criminal some other stuff

All of these things go to places that aren't your employer, they just pay these other companies directly.

Yes the employer subsidizes the premium (without the subsidy it would be *much* larger) but you still have to pay a significant amount.

In a similar position to you. Renting out a duplex like that never made sense to me unless I was staying in half of it and having the tenant pay the bill. I've already got 2k rent myself plus utils. Making 3k a month off a 150k property wouldn't really be economical in the short term.
